The world we live in is a result of human activity. To tolerate the caotic suburban areas as a kind of natural disaster and at the same time expect that it will get better by organizing itself with its spontaneous mechanisms seems an easy alternative to the historical continuity of modernist planning. This book is certainly not a manifesto but a literary dream of the author. Giving the world some sense with our imagination but not order makes me scared. We can not afford that the urban space, which is our product - and that's why we are responsible for it - leaks through our fingers and gets out of our control.

Some activities were completely new to me, and some were games I have know forever -- but with a tickling twist! Although some results are difficult to analyze accurately without a Master in Psychology, the exercises allow players to learn something about themselves. Good buy.

I've just purchased this book and am really impressed. Good to see so many quick yet powerful exercises in one book. Most of them I haven't seen before and that is refreshing. I am always on the look out for creative experiential resources and this book certainly fits the need.

Common? *NOT*.......2007-05-25
If you need motivational material, this is for you. This is written for someone who is dragging their feet and does not want to buy a home. The 'for Dummies' series if far better if you want to learn something about buying.
About 12 "mistakes" deal with how renting is a waste of money. If you are shopping for a book about buying - you probably don't need 50 pages of 'you're throwing your money away by renting'.
Mistake #20 states the stock market is over valued, so real estate is a better investment.
1) "outsized returns during several decades of times must be offset by low returns over the decades to follow."
2) US GDP grows at just 3% a year - therefore, the stock market has to follow this trend. Anything over it (like the last 50 years of precedent) must be an economic bubble.
3) "When you invest in a home, you gain the magic and wealth-building power of leverage"
seriously, that's what it says. So cash out your retirement! 50 years of stock market growth is nonsense. That's what this book tells you.
The book promotes interest only loans. Page 265 is about a "strategy to qualify" for a loan. Praising a mortgage broker who says, "If you don't qualify, then I'm going to see what I can do to make you qualify." Same broker states, if she turned people down for not meeting Fannie Mae's guidline ratio's, she "wouldn't earn enough to make my own mortgage payments" This book recommends finding a broker like this.
Google "subprime lending" if you don't see the err here.
It just continues to babble as the pages read on. Not Married? Buy with a friend! Take in housemates. Work overtime or take on a second job. Find a higher paying job. And my favorite, "Put your spouse or kids to work"
I bought this book because I intend to buy. I already read and learned a from 'homebuying for dummies' which is a fact driven, educational read. I feel ripped off that I paid for this book and it's telling me to get a better job, put my wife to work, so I can buy a house, so I can be rich. I already WANT to buy, which makes 95% of this book B.S. for me.
there were only two "mistakes" in this book that I've heard of. First, smaller homes appreciate in value faster than larger homes (so, over time, a small house would cost more than a large home?). Second, it makes an argument for a condo as an invesment where I've always heard single family residential homes make better investments.

I started out with Home Buying for dummies which read more like a text and got me discouraged. After being half way through this, I am now more confident and am considering a number of issues that had never crossed my mind before reading this book. Easy to read.

I read Eric Tyson's book and the best book on the market, 100 questions every first-time home buyer should ask...Both books were above average and superb, respectively. I read this book in between these other two books and was thoroughly disappointed. If you are looking at getting into buying and selling homes, then this book may be for you. There was a heavy focus on improving your home and then selling. If you look at the preface, the author tells you that he has moved quite a few times, which should give you a hint about the vibe of the book. He is interested in fixing up houses and selling. The whole book wasn't about this, but the info that didn't focus on this was not explained as well as either of the other two books noted above. Simply pass on this book or at least borrow it from the library so you don't waste your money.

A Solid Book For The Intermediate Real Estate Investor.......2004-04-30
I like Milt's style. Direct and no hype. This is a good book for the real estate investor who has either read several books on real estate investment (especially the over-hyped no-money down types) and/or has begun a modest investment program and wants to go to the next level.
I would not recommend this book for anyone who has already had substantial experience in real estate investment as many of the ideas that the author presents will seem overly simplistic.
The author's assertion that the numbers work the same whether purchasing a smaller property or larger simply didn't ring true to me and don't bear out in the real world. There is a huge difference between investing in a 4-plex and a 40-unit apartment building.
Nonetheless, it's a book worth reading and to refer back to.

basic beginners book. A little better at the math than most, in that it actually covers numbers. Yes, the book is 8 yrs old and the interest rates used are a little out of line, but the formulas are the same. One beef I have with books like these is that they rely way too much on appreciation to make an investment successful. Tanzer uses 5%! Yes this happens in certain areas, but never on a consistent basis, and definitely not in all areas. The way to invest and not speculate is to not count on inflation or even appreciation in your purchase numbers, then when it happens its just tacked on as a bonus when you sell the property.
His info on where to find funds is pretty basic. Laughable when he gets to "Sources You May Have Overlooked" and his big idea is, drumroll please....family and friends! Puh-lease!
Some versions come with a disk tutorial. Did not review this.
Good Theory but bad numbers.......2002-02-16
The book is good for opening the readers mind to the possibilities of real estate investing. I was amazed at the number of miscalculations and typing errors counting nearly 100. I have an advanced degree in Finance and found this book to be horribly inaccurate, as far as the numbers. Some of the rates of loans, inflation, and Caps you will never see in your lifetime. Based on his numbers property values would have to be half of their current value and produce the same income. Good for principals for the very beginner, please read other books before you really invest or you will have a rude awakening. I recommend a college text. If you don't understand it you have no business investing in real estate.
Great Book for the Beginner and/or First Timer Investor.......2001-01-21
After looking around for several years and trying to decide on exactly what venture I should go into I decided on real estate. I was browsing the shelves at Borders and just came upon this book. I picked it up and finished it in about 8 days. The book is written in a plain and practical manner. A very conversational style so that the author actually is speaking with you and not at you. The book offers some very practical, step by step suggestions that can be applied in real world situations. He provides numerous charts, graphs and tables that can be used when doing your property research. This can be applied to commercial and residential property. I am a total novice when it comes to real estate investing and I am actually thinking about getting my license here in NY. In addition to this book I would suggest that you read a few others just so you can get a well rounded idea of just exactly you might be getting into. The author does declare not to jump into things but once you find the right property - jump on it and go for it. Many a great deal have been lost due to fear and hesitation. I also highly suggest you read "Rich Dad, Poor Dad" and "The Richest Man in Babylon"

Mr. Tanzer gives the reader the 'how to' of investing in real estate. Many examples guide you through his methodology. He makes the math easy to understand and his writing style is clear, concise, and understandable. He takes the mystery out of investing in real estate and, for the first-time investor, the knowledge to go ahead with your first real estate purchase. If you're thinking about buying an apartment building, office building, etc., you will want this book. Well worth the price.
