Mainly geared towards showing a basic overview of the 5 most common beginning investor techniques. I do like that he includes info on multi-family as most of these books aimed at beginners just cover single-family investments.

The danger with these books are that readers new to the field might just strike off and try to do some of these things without further investigation. In his defense, I will say he is one of the few authors who explains some of the lien dangers involved with buying foreclosed properties (mainly IRS liens.)

3 out of 5 stars Good Beginning Book, However.......2003-02-23

there is not enough meat on these bones for the experienced real estate investor. This 2000 book draws on the author's 30 years of real estate experience as an educator and consultant. His 5 paths are: Fixer-uppers, Lease/option, wholesale, buy and hold single family homes, as well as multifamily rentals. These 5 categories are by no means the ONLY paths in real estate, but they are the most common paths and the paths most frequently used by beginners. The book is 285 pages and is a wide broad look at real estate. The book is geared to the beginner and maybe the intermediate investor and would probably be too light, for the experienced inestor. However, somebody experienced in one of the 5 paths might enjoy and benefit from reading about the other paths, though light reading. There are so many topics discussed in the book, that many topics were not presented to the depth that I was looking for. There are case-studies in the book which are very helpful to illustrate the points the author is trying to make. In addition there are many examples using real dollar figures, which makes the understanding of the topic easier. But the vast number of topics covered dictates that the depth of each subject is limited. For example the chapter on Buy and Hold Single Family is 15 pages and the chapter on Buy and Hold multifamily is 14 pages. Compare this to the David Schumacher book "Buy and Hold" which is 306 pages. Now which book do you think covers the topic with more depth. This is a book that I'd would recommend to anybody, the advice given in this book is real, down to earth, and practical. This book is much better than many others, but will only scratch the surface for the serious investor. The depth given to each topic is not enough and will leave the serious, and hungry investor wanting more, but this is a good place to start.

Folks,

I read this book, loved it. Passed it to a friend, who passed it to a friend. I haven't the vaguest clue as to where it is now. The only reason that I write this is because the book is an awesome way to introduce people to real estate investing.

If you are already aware of what you can do to make money in RESIDENTIAL Real Estate then this book is not for you. There is very little detail that you would find useful in this book, that wouldn't be better explained in another more advanced book, or even a college course.

However, I stress that this IS "THE BOOK" for those new to Real Estate investing. It covers the basic strategies for those who are interested in knowing what options and methods are available to them in Residential Real Estate Investing. I hope this helps. Please vote if it does.

The book covers five (5) very diverse ways to make money in the real estate market. The only problem is that four of the five catagories are treated too simplistic.

I live in the Milwaukee area and have been investing in multi-families for five years. Real estate investing is a great and quick equity builder. The tricky part is that real estate has been very robust here. A lot of these authors write as if we were still in a recession. They act as if good quality homes are being auctioned at the sheriff's office or that banks are loaded up on suburban defaults.

Every sheriff sale that I have been to in the suburbs has a price above market value.

Most of the owners that will do lease / options are selling inner city junk. Flipping houses in a hot or expensive market is a very tricky act, because you have a commitment for a high capital product. For instance, take a house at $170,000. Monthly hold cost will be high - $ 2,000 (including taxes). Wisconsin has a title transfer fee. Add in a realtor's fee and you really have to buy low. There are realtors every morning searching the MLS for ubder valued properties. I know some of them. "Get a steal" is fairly difficult.

Another truth that I discovered, if there is a really good deal, investors with cash reserves, will step in and buy. That means approaching an owner in greater MILW suburbs with an under valued property with all owner financing does not go to far.

The key to finding a good property; get to the owners before the realtors do. Do a mailing to apartment owners. Call them up. I have never been yelled at or hung up on when I called an owner and told them I was interested in buying their property. That how I brought my last two.

Last note, novices at "fixing-up" property generally under- estimate cost (and the value of their time) is fixing up houses.

In general, I thought he gave specific numbers in each example. However, I though they were unrealistic and not applicable to this market. The book is good for someone not in real estate, who wants to get in. However, readers will some intermediate real estate knowledge will be bored with the book.

I'm just starting out in Real Estate Investing, and this is the first book I've read on the topic. The book explains the 5 "paths" in a way that, as a beginner, I can still understand, yet its far from being simplistic.

I was expecting this book to be just a basic "overview" of Real Estate investing, but the author gives you a lot more inforation than just the basics.

      I picked up this book to browse through at an attorney's office while my husband and I were waiting to close on our home loan. Ten minutes is all the time I had to skim through it, however,that was enough to know that I must get this book for 2 family members for Christmas or birthday. It is truly a cat lover's book.

      I do love my cats too much but I don't need a non-cat person to tell me that. I couldn't quite put a finger on it at first until I realized the obvoious: Ronnie Sellers is not a cat person. That much I derived from the "about the author" page. He does not even profess to be a cat lover at all. This book is but a compilation of anecdotes from cat lovers from all over. Sellers says the idea of doing this book came from a cat person he met in a book shop. That woman should have been the proper author of this handbook. Jennifer Reinhardt could probably do it being a cat person herself. What remarkable talent! I found her illustrations funnier and more effective than the text that accompanied it. Each illustration captured what every cat owner (or cat owned human) has probably gone through. I give her illustrations five stars. I was thinking of returning this book but I decided to keep it anyway if only for Ms. Reinhardt's hilarious drawings.

      This book is so funny I laugh out loud every time I read it. Thurber reads and comments on a handful of "Self-help" books like "Be Glad Your Neurotic." Finally, he decides the best thing to do is to let your mind alone.

                        I have a deep interest for history, especially Hollywood history, and Sam Spiegel is a name that crops up all over the place and, until now, has really garnered very little attention in the way of biography relative to his peers. Natasha Fraser-Cassavoni had a personal relationship with Spiegel (he produced a film based on a play by her stepfather Harold Pinter) and is perhaps as qualified as anyone to write the life story of this great producer.

                        The problem is, although his catalog of films can stand alongside that of anyone in the history of the industry, as a person he doesn't really have any particular standout characteristics that make you take any real interest in him beyond his work. Instead he seems to fit the bill as the stereotype of the Hollywood producer and maybe that alone is enough to make him interesting, but it doesn't come across. The best chapters focus on the films, not the man. There's no denying he was very good at what he did, but this book proved a supreme disappointment simply because I came away not knowing anything more than what I could have learned from a basic filmography. Three stars is a more than generous rating but I give it that because the films are worth the analysis.

                        I found this book difficult to read much less follow. I have a great interest in "old" Hollywood and have read many books on the subject. This book would be at the bottom of the list.

                        Astonishing mistake in the Editorial Review above. That Natasha Fraser could be called a "French journalist" boggles the mind, since her father was the British M.P. Hugh Fraser, her mother is Lady Antonia Fraser (herself daughter of the Earl and Countess of Longford), and her mother is married to Harold Pinter! Authors all.

                        This woman comes from as distinguised a line of BRITISH authors as can be imagined.

                            The only negative comment I can make about this compilation of great 2004 D20 products is that it's not the first in a series, but the only Year's Best D20 we're likely to ever see.

                            The book includes a core class, superlative prestige classes, great monsters and spells and pretty good magic items and feats.

                            Unlike most D20 books, where I'll use a small percentage at best (this is particularly true of books of monsters), I can see using everything in this book (except possibly the yogi class, simply due to the flavor of it not fitting with my games) sooner rather than later.

                            A must-buy for D&D fans.

                            In the end, your need for The Year's Best D20 depends on how many D20 books you were able to purchase during the previous year. If your gaming budget is unlimited, then the chances are pretty good that you own most of the concepts within this book already. If that is the case then there isn't really a need for this book. However, if you are like me and the majority of the gaming world, The Year's Best D20 is a great addition. Think of it as a greatest hits album from a band that you only like one song per CD on. Intended or not, another benefit of The Year's Best D20 is that it will expose you to game designers and companies that you may have passed on due to their subject matter or lack of marketing. I for one will find me a copy of Love and War by Atlas Games and Libem Liborium: D20 Guide to D20 Books by Silven Publishing as soon as possible. So can I recommend The Year's Best D20?

                            Most definitely, if you don't own a majority of the material presented within, and even if you do, well, it will be nice to have your favorite concepts from those books collected in one volume at your next gaming session. The Year's BestD20 is a fine addition to the D20 culture and I am looking forward to the 2005 edition.

                            Oh, and before I get more anonymous emails from people complaining about author credit... Yes, a ton of credit is given, far more then you would find in most traditional anthology books.

                            I give The Year's Best D20 - 2004 4 out of 5 Critical Hits.

                            Are you an experienced enterprise developer who knows Java, C#, or C++, but doesn't know much about Ruby? If you are, then this book is for you. Author Maik Schmidt, has done an outstanding job of writing a book that shows you Ruby's strengths and how Ruby helps you accomplish many tasks much faster, more elegantly, and with more fun than with any other programming language available today.

                            Schmidt, begins by showing you not only how to directly manipulate different types of databases, but also how to access the musing more advanced tools such as object-relational mappers and database abstraction layers. Then, the author covers the most important XML-processing requirements. Next, he shows you how to use plain sockets and pure HTTP to separate concerns and to distribute business logic across process boundaries. The author also demonstrates the usage of protocol standards. Finally, he shows you how to overcome internationalization problems, how to create sophisticated logging strategies, how to create your own daemon processes, and how to automatically deploy your software.

                            In this most excellent book, the author does not talk about sophisticated messaging patterns. More importantly, the author covers the basics.

                            I think this is a great book for someone who already knows a little bit about Ruby to learn how to use it within their heterogeneous environment.

                            Like most books that develop a continually growing sample application, this book is best read end-to-end. However each section can be read on it's own, allowing the reader to skip to the section most relevant at a given time. Each section has a very clearly defined purpose, and where possible Maik describes multiple ways of achieving a given goal, plus he explains potential pitfalls (all with a gentle humor and easy going style that makes this book a pleasure to read).

                            This is not a beginner's book - as identified on the back cover, and in the introductory text - you are expected to know some Ruby before attempting this book. However writing for a more skilled audience may be the reason for my only complaint: the assumption that the reader will be familiar with how to set up the environment(s) necessary to work through the examples. For example, there is no explanation of how to set up the Oracle tables or data - even a single sentence stating that SQL scripts could be found on the website would have made this a little more helpful. This is a very minor issue though, and unlikely to cause major problems for most readers.

                            This is a very good book, and one that I am likely to continually refer to for considerable time.

                            this is a really great book. it is the perfect companion to
                            Programming Ruby. it explains in an very easy way how to use XML, SOAP, databases, LDAP and more with Ruby.
                            and there is a great chapter about rake.

                            the examples are easy to follow and the writing style is fun.

                            the book really shows what Ruby can do for your daily life as a programmer, but also shows where it still has it's limitations.

                            the author really knows his subject and I have found no
                            errors or typos in the book.

                            if you use Ruby, this book is highly recommended !!
