Robert Irwin's Power Tips for Buying a House for Less
ASIN: 0071373373 |
Book Description
The time has never been better for investing in real estate, and this book arms the millions of investors who are returning to real estate as an established instrument of wealth creation with surefire strategies for making a killing in the real estate market.
Due to the pent-up demand for housing caused by the lull in housing starts during the 90s, as many as 11 million would-be American home-owners are currently vying for a rapidly dwindling pool of available properties. In Buy, Rent, and Sell Bob Irwin, one of America’s most well-known and respected real estate author/experts, provides nuts-and-bolts advice and guidance on how to find good investment properties, how to successfully rent them, and how to quickly turn them around for a profit. Written in Irwin’s trademark down-to-earth, jargon-free style, Buy, Rent, and Sell is an indispensable guide for novices as well as experienced real estate investors.

Save Your Money.......2004-09-06
Save your money. This is about a lightweight book as you can buy on real estate. A synopsis is, buy a house, fix it up, rent it for a while then sell it. Whoopee. Supposedly this is for beginners, but there isn't enough here to educate a beginner on how to progress. If you have never purchased a house, even the one you presently live in, it may educate you somewhat, but there are better books for investors, even beginners.
This book rocks!.......2004-07-19
For a novice, this book is absolutely incredible....
It is informative and SO EASY to understand. Empowering and practical! Everything about the basics.
Great intro and overview.......2003-12-01
I have purchased a couple of my own investment homes and my father-in-law also has owned several rental units for a number of years, and I found this book helpful. He covers many of the basic things you need to consider and also covers financial implications such as taxes.
He covered things like expenses during rehabilitation that would be easy not to detail, so scores points for that. He also takes the time to explain depreciation and the resulting capital gains in enough detail that you won't be surprised when you talk to your accountant.
He also provides good data on one of the most important aspects of residential investing: screening tenants. Lots of good ideas are presented here to help minimize the risk with poor tenants who can ruin your investment.
Additionally, he hits all the usual bases for finding investment properties and covers some of the negotiation strategies for purchasing these properties. He's clearly done this a time or two and works to give you a good intro. He does leave you feeling like there's more to it that he should be telling you, but I suppose it's difficult to get all his years of experience purchasing properties into one or two chapters.
If you're looking into residential real estate investing, read this book. But also read others so you have a well-rounded perspective and gain more details that aren't shared here.
Good intro to buying homes, but. . ........2003-01-18
Overall, I thought that this book was very helpful and contained good information for someone considering investing in real estate. The author appears to have had success with landlording and knows his real estate market well.
One (understandable) problem with the book is that Mr. Irwin is writing based on his personal experience in what sounds like the southwest in a booming real estate market. One point that he makes several times is to pay for water bills, so the tenants won't be tempted to save money by not watering the yard, thus causing serious landscaping damage. This is really not applicable in the north or where there is significant rainfall.
An underlying belief of Irwin's is that it is difficult to find properties whose income can cover all their expenses, and that the real money comes in selling for a profit. Accordingly, much of the book concentrates on flipping properties and other real estate maneuvers that are usually only successful/necessary in tight markets. In general the book advocates a high risk philosophy of investing, advising the reader to use the bank's money make money as much as possible. I thought the inherent risks of this way of doing things were not fully explained in the book.
Additionally, he advises to stay away from old houses which he classifies as older than 25 years. I laughed as I read that, as virtually all of the houses in the town I bought my house in are between 60-120 years old. 25 year old houses are considered spring chickens where I'm from!
The last weakness of the book is that it seems to overestimate ease of determining the "true" value of a house. It takes a LOT of looking at houses and checking final sale prices to say with much certainty what a property is worth.
This review may sound relatively harsh, but for the amount of time it took me to read this book I found it helpful. I would wholeheartedly recommend the book for a beginner in a rental market similar to the author's market. However, for someone in a region similar to mine (the depressed real estate market of Troy, NY) you may want to check for some other similar books. And for all I would advise to stay away from the higher priced "Make your fortune in real estate" packages advertised on TV and such. Real estate information is most efficiently conveyed in paperback books like this one - in straightforward text without motivational speaking or overly unrealistic portrayals of the real estate world.
Good advice. Quick reading........2002-07-23
This book doesn't waste time. The format is short chapters with concrete nuggets of advice.

Book Description
In the sixth installment of this hardcover collection of theSpirit Sunday strips, Will Eisner's gifted assistants carry on weavingtales of the masked adventurer feared by criminals of all stripes. WithAmerica's involvement in World War II intensifying, the Spirit continues tocontribute to the war effort while dealing with domestic troublemakers atthe same time. Included in this volume, which contains the strips fromJanuary 3 - June 27, 1943, is an introduction and gallery by Will Eisner, which details the work that the writer/artist did for the Army during thewar.
Customer Reviews:
Meanwhile, back in the States..........2006-02-08
This volume of The Spirit Archives features Spirit pages from January to June, 1943. Will Eisner was in the Army at the time, so he didn't work on these comics. They were drawn by Lou Fine, and scripted by writers like Manly Wade Wellman and Bill Woolfolk. It's not as good as the comics by Eisner, but it's still a solid crime fighter comic book.
Golden Age.......2003-10-08
This book continues DC Comics' reprinting of the old Spirit comics. This book begins with Will Eisner's reminisces of his service during World War 2, which includes a couple of pictures, and a group of cartoons set in the service. After that, the book launches straight into the Spirit comics from January 3 to June 27, 1943. The comics are reproduced in wonderful quality, with sharp lines and bright colors. The stories are excellent, suggesting something of the Shadow with humor tossed in. If you are interested in Golden Age comics, then I highly recommend this book to you.

Book Description
With the acerbic wit of a jaded New Yorker, Nicky Testaforte tells over 70 stories of the ridiculous things he's seen and heard in addition to relating stories from his clients and other drivers. Also included are six photos of misspelled, bastardized english "Only in NY" signs, plus over 40 driving/travel tips and scathing admonishments for all the amateur drivers and limo passengers out there.
Customer Reviews:
What a Job!.......2007-07-13
What a job to be a limo driver. I think that this writer hit just the right spot with humor and wit. Of course, I immediately wanted to fly to New York and find the writer/driver to spend a day with him at work. I just don't think I would get the same experience in Southern Illinois as in New York...A definite read and a quick one.......... I recommend it!
EXCELLENT READING!!!!.......2007-06-19
Being a driver myself, I can honestly relate to the stories and suggestions made in this book! Being a limo driver is one of the most exciting and thrilling jobs a person can do, minus the horrific treatment provided by thoughtful clients making insensitive remarks to us. This books describes it all and is well written. I enjoyed it from start to finish, any limo driver should read this, as well as the clients needing a refresher in the subject of "The world that doesn't revolve around them"!
NYC all the way.......2007-06-16
Yes, this book is full of language and slurs that will offend some. But its real, NYC is real. You have to be able to laugh, if you can't don't bother to read this. If you can laugh, read it and you will laugh out loud the entire time you are reading it. You will be tempted to read it all at once but spread out the reading its more fun that way.
It should have been called "Bigot cab driver".......2007-05-14
Not much to say, and certainly nothing positive. I couldn't even finish it; it would have been a waste of my time. It was just too hard to get past the stereotypical comments, racial slurs, and general name calling. The only thing he seems to value is "himself"!
This is what it's all about.......2007-03-07
One you start reading "Tales of a New York Limo Driver" you won't be able to stop. The stories in this book remind me of 20 years ago -- when I was able to party all night long. Reading this is the next best thing.
It's obvious that the author/narrator had a great time writing this book and you'll have a great time reading it too. This is the first self-published memoir I've ever read, and I was blown away. This book deserves the buzz it's getting. I'm looking forward to the sequel, the pay-per-view show, and the audiobook version. Only in America!

Climb on board for a wonderful ride with LIMO!!!! .......2005-02-26
Truly one of the funniest and enjoyable books written by Dan Jenkins and his good friend Bud Shrake. If you liked Semi-Tough or Dead Solid Perfect, you will love Limo --trust me!! I laughed out loud regarding some passages and have committed several others to memory. Enjoy!!
The Ultimate Reality TV Show.......2002-05-28
Copyright 1976. Dan Jenkins and Bud Shrake write about the ultimate reality TV show, "Just Up The Street," showing four families *LIVE* for three prime-time hours. 25 years before Survivor, Big Brother, Fear Factor, and the rest of the wannabes, Jenkins and Shrake produced my personal pick for funniest book I've ever read.
Favorite bits include a drag race between a Rolls Royce and a Lincoln through midtown Manhattan at 11:45 a.m., the protagonists ex-wife's psychiatrist du jour trying to pick up his girlfriend-to-be, and a number of descriptions of top network executives that put Stanley Bing to shame.
And when you've picked yourself up off the floor as the screens go dark on Just Up the Street, remember when the book was written.
A month in the life of a network weasel.......2002-03-15
Hey, a Jenkins book that doesn't involve golf! What this is is a semi-tender love story about a Texan network exec and a pretty lady writer from NYC. Secondary plots involve his vapid ex-wife, his trailer-trash driver and the more trashy folks that encrust the TV business. Should've been made into a movie.

Limo Louie.......2003-08-07
The 36 limo stories are really very, very funny! I always wondered what went on in the back of those huge, super-stretch limos and now I have some idea. Unbelievable! The stories are really hilarious! I think it would make a good movie, or TV mini-series with someone like, Leslie Nielson, or Jim Carey, or Robin Williams posing as the driver.
This book is really a gem, and I enjoyed reading it and laughing out loud..so much that people began to stare at me until I showed the cover!

Book Description
Lawrence J. Quirk delves into every personal and professional aspect of Bob Hope's long, complex and dramatic life; rising by sheer dint of will to great wealth and fame. Why did Hope become so identified with sponsoring the Vietnam War? What's the real scoop on his relationship with Bing Crosby? How far astray did Hope's frankly oversexed nature lead him from the marriage he successfully maintained with Dolores for over sixty years? Quirk writes about Hope based on long experience. He knew and interviewed Bob Hope while serving as an army seargeant during the Korean war and later as entertainment editor, and interviewer of top stars for over forty years. Quirk approaches his subject with original observations born of years of studying this most celebrated, yet in some ways most mysterious of entertainment giants.
Customer Reviews:
Pure "T" Trash!!!!.......2004-11-02
Please don't waste a cent on this mess of a book. It's an absolute disgrace to the great talent of one of the world's finest entertainers *Bob Hope*. It was undoubtedly the most poorly written biography I've ever read, full of spelling errors and simple bad editing. One star was as low as I could go in this review.
GARBAGE!!!!.......2004-05-25
I had the grave misfortune of picking up a copy of Larry Quirk's "book" on Bob Hope a few days ago, and was simply blown away by the amount of garbage I've suddenly digested. Coming away from this book I wondered did Bob Hope really hated homosexuals, or is this volume truly about a homosexual author (Quirk) who just simply hates his subject because he made gay jokes---in the 1940's? Hack is too good of a description for Quirk.... sleaze bucket sounds just about right.....
This book has been returned-----AVOID
Does Quirk work for the Enquirer?.......2003-06-07
Like many I am happy Mr. Hope made it to 100. Like many, I grew up watching his specials - like many I wanted to read more about this man. My mistake was getting this book. Naturally, it does cover his career; albeit, I think Mr. Quirk really couldn't find any true "dirt" so he implies alot. I think Mr. Quirk is more hung up on the homosexuals of the industry and how hard they had it that he makes out Mr. Hope to be some homophobe. Not a very good read, not really enjoyable. I do not find that I am a fan of Mr. Quirk's "writing" style. In all fairness he does make some interesting points, but they are not worth the read in what could have been a potentially good book.
Bad.......2003-05-13
If you want to read a really good biography on Bob Hope, read 'A Life In Comedy' by William Faith. This biography was not very impressive.
Hey, Bob is no saint!.......2003-02-01
This book is testimony to that fact. And it's common knowldege in the entertainment world that the real Bob wasn't exactly a sweetheart. But be that as it may, this book gives Bob his due. Not terribly well written, but there's a terrible dearth of material in print on Bob. Writers seem to be waiting for his death so as to maximize interest, which is a shame. He deserves the tribute during his life. Hero he may be, icon he certainly is, but perfect he is not.

A star of National Public Radio examines the absurdities of modern life in a wide-ranging collection of essays. Codrescu writes of people who are having dreams about cyberspace and others who are simply obsessed with it; about his experiences going back to his native Romania; about meeting Miss America; about traveling by bus and by plane; and about one very odd dog with her own Internet address. Throughout all of it, the reader is engaged by a deft tension between Codrescu's charmingly boundless optimism and his wry world-weariness.
Book Description
In this collection of essays, Codrescu focuses his keen eye on America in the "age of the chip." He confronts the convulsions of our post-ideological world at a time when "the advent of cyberspace and the caffeinating of America have occurred simultaneously." With poignancy and trenchant humor, he takes us on a roller-coaster tour of our dramatically changing country.

Book Description
When Joe Trippi signed on to run Howard Dean's 2004 presidential campaign, the long–shot candidate had 432 known supporters and $100,000 in the bank. Within a year, Trippi and his team had transformed the most obscure candidate in the field into a Democratic front–runner with a groundswell of 640,000 supporters and more money than any Democrat in history –– mostly through donations of one hundred dollars or less. Trippi's revolutionary use of the Internet and an impassioned, contagious desire to overthrow politics as usual grew into a national grassroots movement and changed the face of politics forever.
As Trippi argues persuasively, the Internet is distributing power to the people right now. And the companies that understand the coming revolution will be the first movers in this new era, while those that wait will be left behind. From his behind–the–scenes look at Dean's shocking rise and fall to his "seven inviolable, irrefutable, ingenious things your business or institution or candidate can do in the age of the Internet that might keep you from getting your ass kicked, but then again might not," Joe Trippi offers an inspiring glimpse of the world we are becoming. And he shows how power, in the hands of all of us, changes everything.
Customer Reviews:
Glean Don't Read.......2007-07-26
I recommend this book to many people who are not experienced with online communities or who persist, even in 2007, in thinking that online relationships are less important than real world interaction.
Trippi is too enamored of the political process. He glamorizes the personalities. The middle of the book is more like a political memoir than an account of how to overthrow everything.
However, if the reader has tolerance for these short comings, there are many insights to be gleaned from what the Dean campaign experienced. I say what the campaign experienced rather than what they did because the biggest take away from the book is that communities happen. They are not manufactured.
The campaign found itself in the middle of a community of interest. They had the sense to know when to lead and when to follow. Our skeptical managers, CEOs, politicians, etc. who still don't understand the online environment should read this book.
Happening NOW.......2007-05-30
Great Read, and it gave me the insight to realize what is currently taking place despite the denial from the mainstream media. RON PAUL will be the next President of the USA.
Really informative.......2007-01-24
I had to buy this book for a college class, and it turned out to be surprisingly interesting and informative at the same time. I actually enjoyed reading this book, and learned a lot about the life of someone involved in a political campaign as well as more details about how the Dean campaign really did pioneer in the world of online politics.
Joe Trippi just doesn't get it.......2006-06-24
Trippi was one of the first to make use of the Internet in presidential campaign politics. Using Blogs, using MeetUp.com and the like, Trippi generated a grassroots movement for Howard Dean's campaign.
Young people jumped on the bandwagon quickly. The Internet made that possible, but the Internet did not and does not provide motivation. WHY did people start blogging for Dean, holding meetings for Dean? Trippi admits that he does not know why. Yet, this is the crux of the matter. Trippi also admits that to some extent, "the people" took the campaign out of their hands and ran with it. But why?
PC (Political Correctness) is a set of passionately held beliefs and policies that already existed before the campaign started. By signaling across the Internet that Dean's was to be a PC campaign (and without consulting Dean himself), Trippi already had a readymade constituency out there passionately committed. But Joe doesn't see this. He just doesn't get it. And to Joe, PC is as self-evident as the axioms of Euclid.
There was constant struggle between Dean and Trippi over positions and statements. Trippi wanted to run the campaign, even writing speeches for Dean, determining positions, stances and the rest. Dean resisted. At one point, Dean described himself as a "centrist". Can you believe that, knowing what you do about the Dean campaign?! Trippi describes himself as a "liberal". Ultimately, Dean fired Trippi; but it was too late.
Trippi in fact is not a liberal. He is a Political Correctist. Most people, including Trippi, don't know the difference between liberalism and PC, and the PC people do everything in their power to tell people that there is no difference. This is not the place to go into it. Interested readers should read The Rape of Alma Mater. But one instance from Trippi's book should give a clue. While a student at San Jose State College, Joe led a boycott against his father's small florist shop because his father kept his modest savings at the neighborhood bank, which happened to be Bank of America, which did business with South Africa, and it was politically incorrect to do business with South Africa. And to Joe, this boycott was the right thing to do. He still thinks so.
This book is a minute-by-minute account of the campaign. It is nothing if not repetitious. Every paragraph repeats the litany that "the people" were running the campaign. Toward the end, however, Trippi admits that one has to do business as usual and buy TV time, etc.
Joe Trippi is still running an Internet campaign, trying to insure that PC is triumphant at last. He may win. If that sounds like good news to you, you just don't get it. PC is the death of liberalism, and vice versa.
Accepting transparency.......2006-06-08
This was a good book connecting communication facilitated by the internet to the concept of organizational health. In a nutshell the internet can hurt or help an organization depending on its attitude about transparency. You can't fool all of the people all of the time.
