The Milins duped some publisher. They claim to understand how to control vacancies and costs in rental properties while admittedly only landlording for 3-4 years total...so how many rental cycles exactly is that? In their first 3-4 years, they've probably never had to replace a roof, fix a foundation problem, heck they probably never even replaced carpet! So how can they possibly know the "real" expenses of owning real estate as an asset class?

Second point, in one of their examples, they cite how they buy a property with no money down...but it includes a $10,000 cash payment from a second mortgage elsewhere and total PITI of $500 (never mind maintenance, improvements, or management) on rental revenues of $350. So, they're touting as brilliant, their strategy of buying properties that have a -30% cash flow before even calculating in vacancy or other expenses! Furthermore, I can't imagine what they're using to finance "cruising to an island" and not work, given that their properties don't seem to cash flow even on a gross-gross level. I think they're full of crap.

The ridiculousness continues. They make claims that are directly contrary to Federal Fair Housing Laws; in fairness I don't know what the law looked like in 1985-1989, but advertising "Pets and Children Welcome" and "we want...middle Americans." Let's see, that's familial status, possibly age discrimination, and possibly racial / religious violations all in less than a page.

Finally, the authors should at least acknowledge the liability and potential pitfalls of a program where your tenants are making a lot of repairs and improvements on a property. If they don't pull permits, do so incorrectly, built crappy additions, or screw up the house (not to mention if they or anyone subsequently gets hurt by their repairs), it's the landlord's insurance and butt that will be in court. After all, you own the asset and still have a few "bundle of rights" that courts are going to want you to exercise. You can let tenants do work if you want to, but be prepared for deck railing to fall off, crooked doors, and altogether crazy additions to the house you didn't want and can't unwind. Some states have also found in court that this arrangement makes them de facto employees of the landlord, in which case the landlord can be found liable for everything from lack of Worker's Comp insurance, to tax evasion, to personal liability suits.

Absurdly near-illegal advice.

STAY AWAY from this book as a guide for anything...except for how to be full of yourself with limited real experience.

There are many awesome books from Amazon but this is not one of them. This book is very informative, interesting as well as enlightening though how they, the authors, think and act.

People are not animals. Where is dignity? This book gives landlords a bad name and the industry of renting.

The cover is well done and that is misleading. The contents is degrading and lacks soul. Ethics?

The majority of landlords do not run their rentals like this.

This book was my landlord bible when we started in 1998. I would trade in a dozen of my other real estate books before giving up this one. You can't get a more information-packed book than this for the price of a Starbuck's coffee! I created all my rental forms and my rental agreement with this little handbook. Of course, my letters and agreement have been modified with the times but this book was indispensable advice for us first-time landlords. There may be better books out there today but I have to give credit where credit is due. This book was the backbone to our aspirations and success today.

This book will go into the circular file, if you know what I mean. It is difficult for me to understand why there are so many people like this who only see others as dollar signs and 'pets' (as they call renters) they can take advantage of. I will NOT be using their con strategies as a landlord. I hate the idea about leading someone to believe your office is in a building but you not even having one. We unfortunately were duped like this except the guy had a post office box that he led us to believe was his 'office suite.' Whatever. Just don't buy this book, instead look for a book that is morally and ethically teaching you how to provide a good service or product in this world and your business will then flourish!

The vast majority of the authors' properties are in Arizona, which I believe is economically depressed for the most part. Since I live in California, a large portion of what they advise is either illegal or impossible to apply. The Milins know this, and a lot of their advice has caveats about California. In particular, a landlord's ability to evict tenants in this state is severely curtailed compared to the Milins' policies. They suggest buying property in a state where the laws favor landlords instead.

While I can believe that some of these techniques may work in the particular market they're in (I wouldn't know since I borrowed this book because I am about to become a landlord), the Milins are clearly elitists whose main sense of pride is in their ability to make a lot of money, and not so much in their personal integrity and general respect for others. Their policies and relationships with tentants, as described, are incredibly manipulative.

One piece of advice is only to have month-to-month rental agreements. Around here rental prices are really expensive, and the rental market fluctuates wildly. So I don't see how tenants would accept no lease agreement around here.

Their typical lease agreement has restrictions like, tenants can't put ANY holes in the walls, i.e. not even small nails to hang pictures, or to hang curtains. That's just outrageous to me. What are they supposed to do about window coverings? Tenants aren't allowed privacy?

The Milins advise that you provide no major appliances whatsoever. Certain appliances one is not expected to provide, like Washer/Dryer, but who is going to provide their own cookstove and refrigerator??? When I was a renter, I never had to provide this and there's no way I'd rent a place if I had to provide my own stove and fridge, because it's really expensive, and I'd just have to get rid of them if I moved.

The advice to spend a lot of time up front interviewing renters and going over, line by line, every bit of a contract, I think is good. Also, to spell out everything you can possibly think of in the lease explicitly, is also good but that's just common sense. Put in the time now and it will save you trouble later. Do a credit/background check. Interview, interview, interview. Be clear. Follow your instincts - if you get a bad feeling about someone, don't rent to them.

Furthermore, their sample letters are wordy and condescending. Any normal adult reading it would see through this BS right away, in my opinion.

The bottom line is, I don't know from experience on the landlord side of things, but having been a tenant for 15 years, but I really doubt you have to be such a jerk to have good tenants. If all you care about is how much money you make, then their method may work, and it may not. I say buy a different book with more and better reviews from actual landlords.

    4 out of 5 stars Amazing Series, but what else do you expect from CLAMP?.......2005-09-04

    X, or X/1999 as it's known in the US, is a story about the end of the world as it comes about in the year 1999. Kamui Shiro, the hero (I hesitate to call him that, since there are so many "heroes"), comes back to Tokyo after his mother's death to face his destiny. His destiny is explained in later volumes.

    As with all CLAMP works, whether the art is done by Mokona Apapa or Mick Nekoi, the art is simply awe-inspiring. The art is undeniably CLAMP, and even the gory scenes seem beautiful (that's saying something, since I'm not really a blood and guts type of fan).

    The story may seem a little confused in the first volume, but things really (I mean really) start to pick up in the later volumes. That could be my character bias (my all-time favorite CLAMP characters don't show up until volume 7 and 8), but the story really does get addicting.

    Any fans of Tokyo Babylon, or people who tore their hair out screaming because of the end of Tokyo Babylon (guilty as charged..) can rejoice with this series, because Subaru-kun and Seishiro-san show up and have many moments together which will make you want to scream/cry/lock them in a room together. (*sobs* volume 16.....*sobs*)

    My one warning is this: make it through the first volume and you're hooked. Continue through to volume 8 or 9 (ppl, vol. 8 is called Crescendo for a reason....), you'll want to sit in the manga section of your nearest bookstore and finish what's been released (18 volumes) in one go. Trust me, it's money well spent.

    CLAMP has always enchanted me with their gorgeous art and great plot lines and X/1999 is by far their best work. If you're looking for something upbeat and bouncy, turn around and run in the opposite direction as fast as you can. But if you're looking for something dark, twisted, apocolyptic, and beautiful, you've found it. This manga is violent, bloody, and often depressing. It becomes even more so as you move on to volumes 2-18. CLAMP has been known for sometimes known for wimping out on their endings (like in the sequel trilogy to Magic Knights Rayearth and Wish), let's just pray they don't do that here. If they do, I'll have to kill them. *Grabs a katana and combat boots*

    This book ROCKS, not neccisarly THIS one, most people read it an' quite after the first 40 pages, but after page 60, it REALLY gets into the story, so I suggest reading half of it in the store, before you decide to read

    WARNING!!!!!!!- the books get VERY violent in the next ones, an' they get MUCH MUCH more serious, I like the others WAY more than the first(thats why its only 4 stars instead of 5)

    Nnyways, its about Kamui, a 15 year old boy who has come back to Tokyo after a 6 year absence. His mother had told him to go back, and he doesn't really know, but he doesn't want to involve his old friends, so he trys to be mean to keep them away from him. Unfortunatly fate has its own mind and brings them back together, soon you find out about Kamui's mother, his fate, his friends fate, and the fate of the world. This is a VERY serious book, unlike CLAMPS normal style, with great illistrations, and many throughly thought out characters, the story is addicting, and even if you don't like the blood and gore it is a great series with many unforeseen twists, a MUST buy.

    Some people say that there is alot of Shounen-ai(guy X guy)but its really only there if you either expect it or want it, I really don't see much at all, so don't make that a reason for NOT getting it, if your against homosexuality

    other books I recomend are, Trigun, Demon Dairies, Petshop of Horrors, The Chronicals of the Cursed Sword, Ragnarok, Rayearth (I & II), Ceres (Celestrial Legend), Inuyasha(its ok...),and Tokyo Babylon(not my fav, but hilarious, truthfully I only bought it because it has some of the characters from X/1999 in it)

    5 out of 5 stars One of the best mangas I've read.......2004-04-23

    First off, this is not a typical CLAMP manga. It's a very dark manga with a dark storyline. The artwork is wonderful though and I have to say that this is by far my favorite manga. The first book is sort of slow plotwise, but if you're dedicated to the series, you don't really seem to notice. It likes to keep you guessing about certain aspects of the storyline (I only have volumes 1-4 at the moment). I wholeheartedly recommend this manga as long as you're no squeamish. There are sections that get sort of gruesome, but they do play a part in the story, they're not just thrown in there for the sake of violence.

    Bottom line: The storyline is wonderful and the art is beautiful (in typical CLAMP fashion). It's not the happiest manga and can be downright depressing at times, but there is humor (that doesn't take away from the seriousness of the plot). Don't get this manga if you're at all squeamish (there are two scenes that occur that are gruesome-and are scene multiple times in flashbacks). However, like I said, this my favorite manga and is a definite must-have.

    This is the best book made by clamp. Its soooo good and I love the people how are in this book. Like my favrots are Kamui, Fuma, and Kotori. This book is sad too. I read this book for the frist time without even reading the back. At frist I thouht this book was going to be like all the other clamp books but it wasnt.it was ten times better then any other book made by clamp:)

    I've been a long-time fan of Loompanics since the 1980s, but somehow I missed this compilation. Don't make the same mistake I did...

    If you're interested in this kind of information - controversial, unusual, hard-to-find, in-your-face - run, don't walk, to your nearest point of internet access (or telephone) and order this wonderful little compendium of thought-provoking articles promptly, you'll be glad you did. I sure am.

    This is the kind of book you can read in sections, out of order, over and over again. Somewhere in these pages you'll find something that challenges your concept of reality and the world we live in today. Heady stuff, imho.

    This has to be one of the best collections of articles that I have ever seen. If you love freedom, the counter-culture, or just love pure 100% fun, this book is for you. I especially liked the section on billboard improvement; very informitive. However, I also found all of the other articles very interesting. I wish that Loompanics would put out a monthly magazine.

          I've heard that the first edition of this book is a classic. Reading the second edition, I can kind of see that -- occasionally there will be a stretch of 5 pages or so that is wonderfully clear, concise, and informative.

          But overall, this edition is a disappointment. The explanations tend to be mechanical and unhelpful, and are sometimes confused or just incorrect. New sections on mathematical foundations and applications have been added, but there isn't really adequate space devoted to covering either topic, and the results are so rushed and lacking in context that I can't see those sections being useful to anyone who would need them in the first place. Finally, this edition needs to be proofread for correctness! It contains numerous mistakes, some of them in the presentations of key proofs.

          The previous edition of this text was published in the late 70's (1979), and it was still in use today in many schools and Universities across the world. For good reason too, the authors of this text really nail down the concept of computability as we understand it today. It is very difficult to find an undergraduate curriculum that does not include a course in Computability or theory of computation, and that is certainly a change from a couple of decades ago where this type of study was left to the Graduate level curricula. What this means to the reader is that one can not be a Computer Scientist without understanding the concepts and theory behind what computability really means.

          Things like Context Free languages and grammar are used readily in things like XML and its accompanying standards such as the DTD. So, it makes sense to update a classic text to include such topics and further illustrate to the reader that what once was a theory is now center stage of Computer Science and the IT industry as a whole.

          The text starts with the classics such as an introduction to automata theory followed by languages. The authors have taken a more relaxed approach to the topics as the proofs are less formal and easier to follow. Plain text is usually used to informally proof the topic at hand, and the authors go into a more formal approach on selected proofs. This is definitely a better approach than the other texts in the same topic that proofs are center stage of the discussion and the reader gets lost early on in the process. The text is easy to read for students, and easy to explain for the instructors. I remember when I took theory of Computation for my graduate work proofs were so convoluted and difficult to read that I had to spend many of nights trying to understand what the instructor was talking about in the class.

          As one would expect, the book then goes into Turning Theory and Machine with the concept to computability and complexity. Well, the good news is that the authors' approach to the topic does not change; lots of explaining of the basics followed by a more detailed formal approach to the topic. All I need to say is that I wish my text was this reader friendly! Chapter 8, Introduction to Turing Machines, sets the ground work for the rest of the text. It explains reducibility and more importantly how to reduce a problem, something I have never seen in any other text in such detail! Automata and its relation to Turing Machine is depicted in detail, so there is no gap between the topics. What is interesting is that the authors close the loop with actually talking about, for example the Halting problem, in the real world with a program.

          As one would expect, different classes of problems are explored in detail with many examples (theory and real-world examples) that accompany the topic at hand. Each chapter ends with a summary of topics discussed followed by a set of exercises. There are also a number of exercises at the end of each section in a given chapter in order to reel-in the topic for the reader.

          All and all, this is one great text on automata and computation theory. It is easy to read and follow for the students without the loss of content. The authors relate abstract concepts to real-world examples to further illustrate the importance of the topic at hand.

          The 1986 edition of the book starts out saying that it is not "a course in how to construct knowledge-based systems (page v preface)" and that is so true. As the book attempts to give an informative overview of various expert system techniques it fails to clearly communicate them due to its lack of clear "how to" instructions which are absolutely necessary to explain the complex principles covered. I have a Master's degree in Communications myself and find this book to be one of the types assigned to students due to its industry status rather than because it gets the job of education done.

          I read all the editions of Peter Jackson's Expert System book. All the editions were equally good with respect to the developments of the subject at that time.The current edition covers a wide disciplines of subject with a very simple but elegant style of presentation. I liked the book for its coverage and simplicity. I recommend the book for my graduate students specializing in knowledge-based computing. I wish you all to see the book once and recommend it to your colleagues.

          This book is one of the most thought provoking, challenging books I've come across in many years. Simon tosses off ideas like a Border Collie shaking off water. This is not a book to be skimmed, or to be taken lightly, but a slow careful reading will certainly pay off. I read this book for insights into product design, and it did not disappoint.

          Although the language is a little stilted at times and difficult to read, the range and scope - and implications - of Simon's ideas are profound. The relationships he describes between thinking, computing, and human behavior are extremely interesting and provide a "look toward the future". And the fact that Simon has been working and researching in this area for, like, FOREVER (some of the citations of his work is from the 50's) lends a lot of credence to his ideas.
