I'll bet many of you, like me, have looked at making money from real estate. The infomercials are all over the TV channels, and I have books by Carleton Sheets, Kessler, Shemin, Rich Dad Poor Dad, etc., all with their various takes on the best way to buy houses with little or no money down and make a profit. This "Complete Guide To Real Estate Options" is a very welcome addition to the library.
The book looks in detail at the use of "lease options", which are occasionally touched on in the standard courses, but not treated in anything like this depth. As such, you would think that this book covers only a subset of the market for wealth building with real estate. Not really, I have to say. While it is comprehensive on the use of options, the book has details of all aspects of purchasing, selling and renting property which are equally applicable to the other approaches to real estate. For instance, there are sections about finding tenants, and how to treat both good and bad tenants, right down to eviction procedures.
More than this, this volume has a great deal of information about the successful approach to being an entrepreneur and business person. The advice ranges from adopting the right mental attitude, market and property analysis, the psychology of negotiations, setting up the business, and picking and using professionals for your team.
Finally, the book contains comprehensive action steps to set you on the path to success with real estate options. In summary, this book will repay study over the long term, and is recommended for anyone who has an interest in making money with real estate.

Most importantly, the author thoroughly discusses the legality and financial issues related to the various types of real estate investments, as well as the advantages and disadvantages of each. It really is a complete guide because it covers everything there is to know about investing in real estate options. The ideas are simply presented and explained, yet the extent by which they are tackled is quite in-depth. Readers will truly learn the ins and outs of investing in real estate options.
Steven Fisher is an excellent mentor. He was able to successfully cover the specifics of real estate options. His book will guide the readers in achieving useful insight to learn, among other things, how to: a) gather knowledge of the real estate market; b) make general and specific market analysis; c) evaluate financing sources; d) physically inspect a property; d) evaluate the profitability of a lease option; e) close a deal and maximize the appeal of the property; and f) exercise the lease option.
Overall, this is an excellent guide to real estate options. Readers will surely love the added features of the book like the list of useful references for further reading and the glossary of real estate terminology found at the end. Also indispensable are the valuable tips, key ideas and worksheets found interspersed within each chapter.

As the baby boomer generation ages, more and more retired couples will be looking to sell their houses and make the move into a condominium or town home. This book focuses on the "shared housing" market (ie, condo, town home, apartment, co-op) and why it can be a great choice for retirees, busy professionals or young families, as well as an excellent investment tool for those looking to expand their portfolios.
Susan Smith Alvis has a considerable background in real estate and the shared housing arena and she puts her knowledge and experience to good use in this very informative and readable book. Touching on the simple (the difference between a condo and a town home) and the more complex (how an investor can find a niche market in apartment or condo real estate), she covers both the advantages and disadvantages of shared housing.
Benefits of purchasing a shared housing unit include, for instance, having a swimming pool, waterfront view or exceptional location which may not be available or affordable with a standard home. However, Alvis also realistically addresses some of the sticking points shared housing brings and that should be taken into consideration by potential buyers. She stresses the importance of researching the homeowners' association in the building, the board of directors and any condo fees, dues and special assessments that may regularly impact owners. She advocates potential buyers to do their homework before buying and provides plenty of avenues to explore to get accurate information before making a decision. As well, the book is quite up front about the "culture shock" of shared housing and what to expect during your first few months in a unit.
Concerning the actual purchase of a shared housing unit, the book guides you through the steps of viewing properties and negotiating a good deal with the seller or developer. Alvis also details creative financing methods (she has written another book specifically on this topic and I would advise anyone that is looking to finance outside of a conventional loan to read it) and encourages those who are not 100% certain of shared housing to try renting or lease-purchase options first. While Alvis is certainly pro-shared housing, she does emphasize that it is not the perfect option for everyone
A notable aspect of this book is that it gives equal attention to those looking to purchase shared housing as a primary residence as well as those who might be purchasing units or buildings as an investment. An interesting idea that Alvis also brings up is purchasing a shared housing unit as a vacation get away - whether for yourself or for renting out to other vacationers. Again, with shared housing, you get a lot of bang for your buck with locations and amenities that are attractive and much more affordable than you would get with a conventional home.
Alvis' comprehensive indexes include a checklist for going through complexes and units in preparation for buying, good locations to invest in for vacation rentals, sample association bylaws, a sample engineering/inspection report and financial charts with amortizations tables to help you determine how much you can afford (including those easily forgotten condo fees!). The very broad glossary is useful for anyone involved in real estate (not just shared housing), even for those who just want to sign those papers and move into their new home!
Overall, this book is definitely a resource you should have if you are even remotely considering purchasing some type of shared housing. It is comprehensive, easy to read, balanced and full of tips and tricks. On a side note, a portion of the proceeds of this book are being donated to the Humane Society of the United States in memory of the publisher's "vice president of sunshine" so when you purchase this book, you can feel doubly good about it.

This book is a good guide to the absolute beginner learning about real estate. Recent college graduates, young families, and those looking to downsize from a larger home will find helpful basic information. In addition, those who are thinking about buying condos as investment or vacation properties will also find direction in this book.
Covering all aspects of homebuying from the initial analysis of home needs through the ongoing relationship with the homeowners association, this book comprehensively addresses all aspects of shared residence living. Tips and case studies from investors and realtors sprinkle the book with real-world advice. Some helpful ideas: "Drive by your property at different times of day to see whether the activity level fits your lifestyle"; "Buy a two-bedroom even if you only need one, since this will be easier to sell in the future." Information about how to set boundaries with new neighbors and how to represent yourself on the association board is particularly helpful in establishing someone in a new home.
Alvis has organized her book into chapters that lead the buyer or investor through the process. Though some chapters could have been combined, leading to less repetition in ideas, information is easy to find. One wonderful bonus is the Appendices offering useful tools, payment calculators, sample homeowner's and legal documents, and the like.
Alvis's writing style and anecdotes help the ideas to flow. Much of this information will be familiar to people who have already owned a home, but the new investor will find this guide to be helpful.

I must admit I bought this book on an impulse at seeing how cheap it was and in my dire need to kill some time. I was amazed to find just how involving the stories in this volume ended up being! The artwork is amazing and more than makes up for the complete lack of written word. Despite this though, it is still an engaging read as the artwork in every character and background is so lovingly rendered that you will want to read each story as thoroughly as possible so you can soak up the depth of the drawings, storytelling and humour.
If you have a few bucks to spare this title will definately keep you entertained when you need some light reading.

I'm a big manga fan and Gon is one of my favorites. Although it is wordless, the pictures inside seem to be alive and telling the story. No matter what race you are, you'll understand it, there's no language barrier at all because theres only actions in this manga! Its cute and very exciting, when you're done, you'll thirst for more! Even picture inside are neatly and detaily drawn. Definitly worth your 5 bucks! Just the price of your lunch except you can read this over and over again!

Gon is one mischivious little dinosaur. In this book he is walking and finds a turtle shell. He kicks it and slips inside. Next he goes into the water with his turtle buddies and gets in fights with giant squids and seagulls. In the next story Gon is picked up by a tornado and lands in the desert. My favorite story is Gon and his posse.

Such an 80s book.......2004-05-06
My copy is falling apart at a rapid rate but I still love this book. Some parts fall flat but when this book is funny it more than makes up for the dull bits. Types of daters (Sudden Death, Power Player - "chances of dating one - great as long as you're Sting and your records are still selling"), songs to hear when you got dumped, greatest lies of breaking up ("I just have to be alone now"), and the one about never dating a yuppie. Not only is this book still funny but the hopelessly 80s references (yuppies, certain stereos, the clothing worn by the cartoon characters) charm rather than grate (and I seriously doubt that the Sex & the City 90s New York references will be half as charming in 20 years)
Far funnier and much more honest than Real Men Don't Eat Quiche - this book is a great addition to any library.
Out of Print but Never out of Date.......2004-03-06
I am on my 5th copy of this book. Everytime I loan it out it gets 'lost'(not returned). It may not be a perfect guide to dating but if he shoe fits why not wear it? It has saved me more than a few sleepless nights and benefitted a number of friends both men and women. This one is worthy of a reprint.

She also does a great job of explaining the underpinnings of internetworking protocols, including packet format, addressing, routing (both generically and in terms of RIP, RTMP, OSPF, and other protocols), and security. There's plenty of IPv6 information here, mostly from a theoretical vantage point.
The best parts of Perlman's approach to her subject are the little thought experiments that explain why various aspects of internetworking behave the way they do. For example, Perlman talks about Maximum Transmission Unit (MTU) discovery by presenting four different hypotheses for figuring out MTU. For each possible solution, she discusses strengths, weaknesses, and real-life considerations. She applies this method to dozens of other problems and phenomena, making Interconnections a very close approximation of learning by experiment. --David Wall

"Interconnections 2nd Edition - Bridges, Routers Switches and Internetworking Protocols" by Radia Perlman is simply a magnificent book. This book is a one-stop introduction to both Layer 2 and Layer 3 of the OSI model. This book will not teach you how to configure equipment - but what this book will teach you is how different protocols interact with each other. Most books only focus on either layer 2 or layer 3, but this is the one book that discusses both layers better than most books discuss each layer individually!
Some typos that I noticed in the 2nd edition:
Page 186 - concerning the 4th bullet - a router would fragment a 1,200 byte packet to a 1,000 byte packet and a 200 byte packet - not a 1,000 byte packet and 2,000 byte packet.
Page 209 - The IPv6 address that starts as FEA0::/10 should really be FEC0::/10
It is obvious when reading this book that Perlman is writing about a subject that she both has mastered and cares deeply about. She holds over 50 patents and has earned her Ph.D. from M.I.T. Simply a great book.

Excellent Book for Beginners and Experts.......2005-09-24
This book is a fantastic voyage through the world of networking. For newbies, it presents complex ideas in an easy-to-understand and entertaining way, keeping you away from an alphabet soup of acronyms. But, it also appeals to experts as well, with its insider's view of the design of various network protocols. Even with many years of networking under my belt, I found myself reading this book constantly saying, "So, that's why they did it that way!" The wealth of information in this book should not be overlooked. The writing style is also crisp, clear, and highly engaging.

Perlman does a fantastic job of writing about a topic she's obviously passionate about. Her ability to convey complex networking topics simply makes this book an excellent introduction to the subject, a great guide for people who don't need to be experts (i.e. marketing folks), and a technical text book. This book is both incredibly informative and entertaining, spiced with some of her own views, annecdotes, and history of networking. A great read, can you believe I would say that about a networking text?
