Mr Talbott actually suggests in this book that you either sell your house or buy put options on Fannie Mae... and that is after he convincingly shows that house prices only ever go up...
That is both stupid and unAmerican. No wonder Goldman Sachs fired him.

Ignore
Too much terminology, out-of-date, but Talbott was right.......2006-12-15
Mr. Talbott was correct, sort of. Housing DID crash in late 2003. Or, at least, it should have. By 2003, the pool of qualified buyers had begun to dry up. Lenders and homebuilders, desperate to find fresh buyers to keep the party going, began to allow the issuing of interest-only loans, negative amortization loans, and other creative financing tools to the sub-prime market. The low interest rates, which had been dropped in order to recover from the dot-com bust, fed the frenzy.
However, this books mentions "interest-only" loans only in passing. Obviously, Talbott knew about I/O and Neg-am as sophisticated investment tools. But I guess Talbott -- being a levelheaded and sensible guy -- thought that even the greediest mortgage brokers wouldn't be so loony as to offer them to the masses. But, so it went. Talbott's fatal flaw was to underestimate (overestimate?) his financial collegaues. The popularity, and market share, of I/O and other creative mortgages took off right about the time this book was written. If Talbott had taken creative financing into account, he would simply have written this book three years later, and still been correct.
Sorry John, you called it right, but you called only half of it and left the important half out. I have to take off a star.
That said, the text of the book itself is NOT for beginners. Talbott tries to prove, in financial terms, how the stats from Wall Street portend the housing bust, but fails to draw a good connection between equities and housing. I was expecting discourse about events on the ground -- like supply of houses and demand for houses, the effect of interest rates, median vs. average, secondary MBS markets, buyer pools, regional bubbles, and don't forget the cash-out refi's! Instead, Talbott waxes long-winded about retrenchments and leveraged buyouts in private banks. What does this all have to do with the housing market? Well, maybe there's a connection somewhere, but judging from this book, not much. I got the impression that Talbott was adding LBO filler material because his experience is in LBO. I had to keep looking up terms in a separate glossary. Whom did you write this book for, John, average Joe Schmoe or your buddies?
Sorry dude, there goes another star.
The last problem is that book is now dreadfully out of date. Yes, I concluded he was right on the whole, but I didn't get that information from this book; I got it elsewhere. So why bother buy this book? (I myself got it from the library.) At the time it was published, this book was inaccurate. Now, it's still no good, not even as a post-mortem.
Whoops, one more star gone.
You get two stars for at least addressing the subject matter when nobody else had the guts to.
Housing Crash Believer.......2006-10-14
Two years ago, by chance, I purchased two books dealing with the coming crash of residential real estate: this one by John Talbott and one by John Rubino. At that time there seemed to be little discussion or thought of a popping of the housing bubble. How things have changed during these past two years. There is increasing evidence that throughout the country housing inventories are rising and prices are dropping. Foreclosures are at record levels. Some of the reviewers of the Talbott book and the Rubino book thought these authors were not in touch with reality because "house prices will only continue to go up".
My house was on the market for over a year, and it sold in January of 2006. I will rent until housing prices are again reasonable. I am eternally grateful to Mr. Talbott and Mr. Rubino for their excellent and timely advice. Being debt free and having money in the bank is a wonderful feeling.
The last couple of paragraphs on page 152 contain tremendous insight. It reminds us that real estate is truly not a liquid asset. And "In 10 years the world will be made up of those who cashed in on the technology bubble at its peak and sold their homes when prices were still high, and those that took the ride up and back down again with nothing to show for it."
lol, 3 years later and things are just starting to level off.......2006-07-20
when i bought my home in fountain valley, ca in late 03 i was given this book to read by a concerned friend. they honestly thought i was going to lose everything due to reading this book. fortunately for me, they (and the author of this book) were almost 100% wrong about where the market was going. i bought my home for 425K, and was offered 775K for it about a month ago. am i concerned abotu prices going down? yes, i am, but even in a scenario laid out by the author, if my property drops 20% in value i will still be in the black by over 300K (i owe less than 300K on the home).
are certain areas going to drop in value? of course. areas with heavy condo markets are always hit the hardest first. but for people who plan on staying put and not "flipping" this book means absolutely nothing.
Save your money and don't reward a guesser.......2006-04-06
I bought the book several years ago and listened to John Talbott and others that have been harping on this topic forever. Sure, a boom or bust will happen eventually but who knows when and how bad it will be. In the meantime houses may double, triple, quadruple, etc. The fact of the matter is many bubbleheads have been calling the top for several years and each year they are proven grossly wrong.
"The Coming Crash in the Housing Market" was written in 2003. In the meantime, house values have doubled and my personal savings to buy a house are now worth 50 cents on the dollar. Thanks Mr. Talbott! In order for Talbott to be remotely creditable housing would first need to plunge to 2003 levels, roughly a 50% drop, and then it would need to fall more on top of that to account for what he argues in his book.
The sad thing is that when housing eventually does see a modest drop, the media will immediately praise Talbott and others like him as great visionaries. Just wait and see.
The lesson I took away from this is that Talbott and other bubbleheads are fortunetellers and, in reality, have absolutely no clue what is going to happen. They capitalize on peoples fears and make money doing so.
Save your money and do not reward the guessers with the purchase of this book and books like it.

If you are a newbie to real estate investing then you need this book! This book is totally mistitled. it should be titled, everything you need to know to get started investing in real estate. This book covers it all from where and how to locate properties, how to perform due diligence, where to get your funding and how to tell if you are getting a good deal.
After I read this book and started looking for properties, this book saved me from a bad deal with a seminar junkie. I started asking questions of the seller and the deal quickly fell apart as it was obvious the seller was hiding several facts about the property.
If you plan to buy residential and/or small commercial buildings then read this book first. It is an easy read and laid out logically. The author walks you through ample situations and includes lots of real life examples. This book is worth every penny.
Leave the seminar junkies where they sit and find out how to really invest in real estate and start building your emptre today.

Impressive book with lots of useful information even after reading a couple dozen real estate investment books. Additionally, I e-mailed the author several times with various questions and he promptly responded with pertinent information.
Weak on content........2006-07-26
I recently purchased this book and managed to read it in a very short time. I found the material to be rather weak. It was mostly a collection of the author's casual opinion packed with tons of statistics. Unfortunately, it appears the stats were added to fill pages rather than used for any in-depth analysis. This was more reminiscent of a quickly written term paper rather than a detailed discussion on the future of the real estate market.
The author could have more simply summed up the book in the following statement: Buy Real Estate on fundamentals (i.e. below market/cash flowing) and hold for the long term to ensure success. Honestly, I didn't really gain any additional insight.
So, save your money, you would be better off regularly reading the Wall Street Journal, the Economist, or perhaps a more scientific real estate journal (there is one produced bi-yearly from the Wharton School at UPENN that is fantastic) for some concise, but worthy information on real estate. By the way, these periodicals are fairly easy reads and you wouldn't feel overwhelmed by the info provided.

This book completely opened my eyes to the real estate market. It is such a well written, well thought-out, thorough book. It was the best $16.95 I've ever spent. DO NOT BUY A THING IN THE REAL ESTATE MARKET UNTIL YOU'VE READ THIS BOOK! By reading this book you will basically be able to stand on the shoulders of guy who has many years--decades--of experience in the real estate market. The information in it is priceless.
Has no useful information.......2006-07-10
Real estate is a localized market, but this book is written for a general real estate market. It should focus on one market so that we can understand the analysis and apply it to our own market. Missing many important info when discussing about a market crash such as historical affordability compared to today, historical price reduction, impact of increasing foreclosure, loan origination and percentage (ex. $9 trillion dollars lend out on mortgage in the U.S. 46% are adjustable mortgage. $1 trillion in loan will turn over to the new rate in 2007, another $1 trillion in 2008....etc) Is notice of default and bankruptcy increased lately? How much? What about the impact of oil prices on real estate? What about the new bankrupcy law? any impact?
Sell, rent, then buy back is folly according to the author, but never consider sell, rent, invest in other rising markets, then buy back.
Excellent section on job growth forecast with good web links.

Does not provide real advice or guidance. Simply a point of view (that I happen to agree with). I feel like a bought the first draft of the first chapter of a book that could be good. So save your money!

"Now everybody loves Puerto Rican culture," says a Puerto Rican schoolteacher and festival organizer, "but that's exactly the problem." Thus begins this major examination of cultural nationalism as a political construct involving party ideologies, corporate economic goals, and grassroots cultural groups.
Author Arlene Dávila focuses on the Institute for Puerto Rican Culture, the government institution charged with defining authenticated views of national identity since the 1950s, and on popular festival organizers to illuminate contestations over appropriate representations of culture in the increasingly mass-mediated context of contemporary Puerto Rico. She examines the creation of an essentialist view of nationhood based on a peasant culture and a "unifying" Hispanic heritage, and the ways in which grassroots organizations challenge and reconfigure definitions of national identity through their own activities and representations.
Dávila pays particular attention to the increasing prominence of corporate sponsorship in determining what is distinguished as authentic "Puerto Rican culture" and discusses the politicization of culture as a discourse to debate and legitimize conflicting claims from selling commercial products to advocating divergent status options for the island. In so doing, Dávila illuminates the prospects for cultural identities in an increasingly transnational context by showing the growth of cultural nationalism to be intrinsically connected to forms of political action directed to the realm of culture and cultural politics. This in-depth examination also makes clear that despite contemporary concerns with "authenticity," commercialism is an inescapable aspect of all cultural expressions on the island.

This is a very acute study of cultural politics in Puerto Rico. The author exposes the dynamics that make culture such an important forum to debate identity among Puerto Ricans on the island and abroad. It is an excellent book and a must read for anyone interested in contemporary Puerto Rican studies.
Offers a good case study of state sponsored culture........1998-07-11
After reading this book I can say that Davila offers a good case study of the Puerto Rican Institute of Culture has historically acted as an authority which sanctions specific cultural products/practices as Puerto Rican. Her description of the struggle over authenticity at the Bacardi Festival is excellent. However, her analysis of how identity/ies are negotiated and framed suffers for lack of theoretical rigour. Her understanding of nationalism and her notion of nationalism as somehow inclusive is a case in point. This book also betrays a lack of historical knowledge about Puerto Rican political history as a number of errors concerning political party history appear in the text. The main value of this book is as an empirical case study on which others can build a serious analysis of how culture and identity are contested in Puerto Rico.

Fifty Selected Games of the Masters.......2006-10-14
Looking for a book of some excellent master games with perhaps Reinfeld's best analysis? Well this sums up this book quickly. The games are selected for a combination of beauty and instruction, and the analysis is perhaps the best that Reinfeld has done (decent quality, sometimes lacking great detail). This is not at the same level quality analysis and detail as Chernev's "Logical Chess" or "Unbeatable Chess Lessons for Juniors", but still a worthwhile book. It is in the old english descriptive notation, which is difficult for some players to handle reading - though it is good to be bi-linguel if you are going to seriously study chess!

I used to have an original hardback version of this book - autographed by F. Reinfeld himself! I had to purchase another copy ... my last copy fell apart. (It was extremely old and the victim of overuse and abuse.)
First a note about the publisher. (Dover.) They specialize in reprinting older books, and have a very good reputation amongst chess players. Nice `flex' cover, and a very sturdy binding. The fonts are clear and bold, and the diagrams are also very good; I had no problems visualizing the combinations working from the diagrams alone. The pages are not as opaque as I would like to have them, however.
This is one of the best books ever written. Who wouldn't want to study the very best games of the best tournaments ... played by some of the greatest players of all time? (Lasker, Alekhine, etc.)
The very first game - Schiffers vs. Harmonist, from Franfort, 1887 - is an eye opener in itself. 16.Re8!! is an absolute stunner of a move ... all the more shocking because at first glance it appears to be a blunder.
The student will learn much from this book, an extremely detailed study of this book would greatly help improve your tactics. There are tactics and ideas for combinations in here that I bet you have NEVER seen before!! It is difficult to believe that any average player - who studied this book in a thoughtful and thorough manner - would not improve. Every lover of beautiful chess will want this book as well; the games are the cream of the crop.
Some people will rag on this book and complain about it. "The opening lines are somewhat dated," they will say, and this is true. "Some of these players in here are guys you may have never heard of." "So what?," I would respond. The ONLY real criterion in a book like this should be the games themselves - and nothing else! These have been carefully and lovingly scrutinized by Reinfeld. They are also annotated pretty thoroughly ... the author has anticipated many of the more common questions that would be asked by the average chess player.
In the end, I would rate this book perfect, but not for the following flaws: # 1.) The pages have a little "bleed-through," especially in very strong light; # 2.) Too few diagrams; # 3.) The lack of player or opening indexes in the back of the book; # 4.) THIS BOOK IS IN THE OLD ENGLISH STANDARD DESCRIPTIVE NOTATION!!! If you have severe problems with this notation, than I recommend that you avoid this book.
But if the above drawbacks don't faze you, and you are looking for a VERY good deal, (inexpensive); on a chess book ... then maybe you should try this book out!

This book is certainly comprehensive... it covers the expected range of genealogy topics, from vital records to selecting technology tools and planning a genealogy research trip.
But, for all the value that thorough and linear thinking has in the field of genealogy research, Morgan's writing style is unnecessarily tedious. For example, when talking about pedigree charts, he describes how you write your own name on line number one, then actually goes out of the way to explain to us that "the next pair of lines is numbered 2 and 3" before describing to us what these next lines are all about. And though he does devote some text to technology, this is discussed mostly in separate chapters at the end and he fails to incorporate as a central theme the role technology can play in alleviating the tedium of research.
In short, this book could have been written in half as many pages without losing much on substance. It's definitely not the kind of book you can read from cover-to-cover, even chapter-by-chapter. I found the Genealogy Handbook by Ellen Galford to be a much better starting point. However, given the comprehensiveness of this book and its decent index, this book still maintains some value as a reference.

This is a great "how to" book for beginning genealogists and a good reference book for anyone searching for their ancestors.

I'm new at genealogy, but I'm having a lot of fun learning about my ancestors. This book explains absolutely everything about locating your family in history, particularly how to use the internet to find out about your ancestors. Read a chapter, then follow its summary to locate a great, great, great grandparent.
A First Class Reference For All Genealogists.......2004-04-22
When I first began researching my genealogy in the 1980's, I made sure that I read all the "how-to-do-it" books in print. I had quickly learned that I was becoming involved in something more than looking at a census or filling out a chart. Learning from others with more experience helped me develop my research skills and saved me from a lot of trial and error learning. As genealogy has become one of the most popular pursuits, the need for guidance has grown, too. The number of those "how-to" books has increased, but some offer more than others, especially since technology has come to play such a large role in our research. This book fills a real need.
From beginning with home resources to making use of all the technology available, George gives his readers 472 pages of first class advice and information. The book is intensely readable, and the examples are clear and to the point. Both the beginner and the advanced researcher will benefit from chapters on using the Internet, locating advanced records, and following alternate paths to find the records you need.
One of the best features of the book is the chapter "Plan A Very Successful Genealogical Research Trip". When spending the time, effort, and cash to get to a research locality, we want to be as successful as possible. Planning is the key. George gives step-by-step directions to get prepared and uses practical examples to illustrate just how to do this. I know I will be more successful on my next trip because of things I learned here.
