Product Description
Are you the Next Donald Trump? Successful real estate developers can become enormously wealthy. However, the flip side is many developers run out of cash before cashing in. Poor cash flow is the primary cause of business failure for real estate developers. This new book details how to become a successful real estate developer and demonstrates step-by-step how to set up, operate, and manage a financially successful real estate development enterprise. The author has explored every avenue in explaining this potentially rewarding yet risky business. The book covers the entire process of establishing a small real estate development firm and the ongoing management necessary in an easy-to-understand way, pointing out methods to increase your chances of success, and showing how to avoid the many common mistakes that can doom a start-up. The book focuses on small developments that you can start by yourself featuring both residential and commercial applications. Once the basic skills are learned, the book points out areas of expansion by leveraging your first investment. While providing detailed instruction and examples, the author leads you through finding your first location that will bring success, learning how to draw up a winning business plan, installing basic cost control systems, assembling your team of experts, generating high profile public relations and publicity, learning low cost marketing ideas and low- and no-cost ways to satisfy customers and build sales, setting up accounting and bookkeeping procedures, and auditing. There are thousands of great tips and useful guidelines. You will learn the development process, governmental issues, environmental issues, demographics and trends, market research, site selection, feasibility analysis, due diligence, preliminary pro forma, property acquisition, project design/refined pro forma, entitlements, financing/final pro forma, construction, operation, feasibility studies, financing, market analysis, construction, and asset management. The new companion CD-ROM contains all the forms demonstrated in the book for easy use in a PDF format.
Customer Reviews:
Wild, Wild West of Real Estate, Simplified.......2007-10-17
I've recently decided to venture into the somewhat unknown arena of development.
I read this book in its entirety in two sittings. Enough said for a light reader.
Good introduction to the basics of real estate developement.......2007-10-17
Good introduction to the basics of real estate development, and great for getting your head around basic concepts. Fantastic example spreadsheets, business plan, and contract docs.
On the negative, and I am being very picky: text is huge--they made the book much thicker than it needed to be; more content would have been great. One or two example proformas don,t work, or at least I could not make sense of them--maybe they were simplified and removed some information? On the same note, more in depth examples would be great. Lastly, it is written by lawyers and it is approached from a very litigious angle; more attention should have been given to how one should engage design professionals and contractors, not just getting in bed with a lawyer.
In closing, I still highly recommend this book to anyone taking on a development endeavor--it appears to lay out the basic tools for a great beginning.
Practical guide for a complex subject.......2007-09-13
From a distance, Real Estate Development would seem to be a difficult industry to "break into" for those with few contacts or experience. The Real Estate Developers Handbook dispels these myths by providing an inside look at what it takes to get in and make money in the field. As an alternative to years spent working up through the ranks, the author's provide a fast track into the world of Real Estate Development by taking you through all the steps in the process: from locating land to working with government officials permitting to construction.
Often the best advice is provided by those who have made mistakes along the way. Davis saves you money and time by identifying potential hazards and pitfalls in the industry. While the subject is complex, the material is broken down in a manner that is easily understood, even by those without an extensive background in the field. Upfront, the author discusses personality traits of successful Real Estate Developers and gives a description of actual job functions. The case studies scattered throughout give specific examples from experts in the field.
Be warned, this is not a book for those with a passing interest in the field - it goes into great detail. Demographics, financials, due diligence and market trends don't make for an exciting beach read, but for those with a serious desire to enter into Real Estate Development, it leaves no stone unturned and is a fantastic "go to" guide.
Perfect for any collection catering to real estate professionals who would strike out on their own........2007-09-02
Successful real estate developers are usually rich; but for every success story there's the story of those who run out of cash and fail. So any collection catering to real estate developers or investors will relish The Real Estate Developer's Handbook, a practical guide to cash flow specific to the real estate industry. From establishing a small real estate development firm and understanding principles of cash flow as they relate specifically to real estate industry needs and changes to increasing success, an accompanying cd-rom enhances understanding and implementation of advanced real estate topics: perfect for any collection catering to real estate professionals who would strike out on their own.
A great comprehensive tool!.......2007-08-20
This book covers almost every facet of what being a real estate developer entails, from examining yourself to see if you possess the necessary characteristics of a developer to how to successfully operate your business once it's up and running. The book essentially serves as a step by step guide of how to get involved with real estate development (there are many ways, ranging from obvious choices like multi-unit buildings to more subtle opportunities such as developing warehouse distribution buildings). I found the sections on preparation particularly helpful to me. Though becoming involved with real estate development is obviously not an easy venture, I was surprised to learn just how much pre-preparation is required if success is to be achieved. The author did a phenomenal job of walking me through this preliminary process step by step, from the initial research phase to the creation of a top notch business plan (including how to project cash flow).
I also really benefited from the section that lists many of the real estate development educational programs across the country. The author did a great job of compiling links for many schools in the United States (along with several international schools) that offer programs or training in the field of real estate development. I also thought that the sample worksheets designed to track and record startup costs and other financial information was helpful. My only complaint with the book (which is a very minor one compared to all of the useful information contained in the book) is that I wish there would have been a few more detailed ideas on how to actually produce the money to invest in your first development project. There were some ideas in a couple of chapters (such as using a bank or even money from a savings account), but I would have loved to see a chapter dedicated solely to how to specifically approach the initial money-raising phase of launching a successful career in real estate development.

Book Description
Dorothy, our cute heroine, becomes a witch to live out a romantic life that every girl wishes for: turning the world into a dark hellish cauldron, making everyone bow to her, and summoning cute zombies! Her hyperactive group of crazy characters make the heroine seem like a senile old lady in comparison. First, you have Dorothy's close friend Remi who doesn't seem to understand you're only supposed to take just one Prozac a day. Then you have Lilly, the witch whose fashion sense would make Madonna and Britney Spears blush. And finally, we can't forget about Dorothy's main love interest, a cute boy who's only problem is that he's a werewolf who wants to eat her alive!
Customer Reviews:
A Plesant Surprise!.......2006-01-31
I picked up this book on a whim. I almost didn't buy it because the cover art seemed rather cheesy and the plot description on the back wasn't exactly enticing. I'm so happy that I decided to pick up Witch Class anyway.
The story stars Dorothy, an absent minded teenager who, in an absent-minded moment, wanders off on her way to school and stumbles upon a witch, Lilly, conjuring up a store. Inside Dorothy meets Lilly's servant rabbit and her nephew, the handsome Jean. The witch is convinced Dorothy has magical powers and forces her to become her apprentice after Dorothy turns Jean into a werewolf (oops!). The rest of the book is about Dorothy's humorous attempts to break her curse on the nephew.
The illustrations are better than I expected from the cover. Clearly the author's talent is for black and white. The translation seems well done, though the binding is a bit close in certain spots, causing the text to run too close to the binding. Also, the paper quality could have been better, but it's worth buying for the story anyway.
Witch Class is a slapstick Shoujo comedy, with most of the jokes coming from Dorothy's absentmindness. If you liked Azumanga Daioh and loved the character Osaka, then you'll enjoy Witch Class.
On a final note, Witch Class should probably be read by teens 13+ due to the dialog of some rather sweet-looking but foul-mouthed pixies.

A Master's Masterpiece.......2003-03-03
The Jungle Book is very well the best drawn graphic novel I have ever seen, being placed beside Frank Miller and many other kings of the buisness. Harvey Kurtzman shows that he is at his best, even though he has taken his leave from EC Comics. This book is true art, museum material. Buy it, you will love it.
KURTZMAN'S MASTERPIECE.......2001-07-29
It's a shame that this book isn't inprint and available to everyone since it is HK's true masterpiece. Originally published in 1959, Kitchen Sink re-printed it nearly 25 years later in a bigger, more durable format. This book contains four stories parodying the P.I. genre, the Western, the Southern novel and a particularly sharp satire of the publishing industry. I've probably read and re-read it a dozen times over the years.
see below.......1999-04-25
Rather tragically, the publisher has ceased trading, so if you've no stock of this book you're unlikely to get any reprints.

Book Description
Mystery, Violence, and Popular Culture is John G. Cawelti’s discussion of American popular culture and violence, from its precursors in Homer and Shakespeare to the Lone Ranger and Superman. Cawelti deciphers the overt sexuality, detached violence, and political intrigue embedded within Batman and .007. He analyzes the work of such famous pop-culture icons as Alfred Hitchcock, the Beatles, and Andy Warhol, and looks at a range of films, from Psycho and Dances with Wolves, and literature, from The Waste Land to Catch 22.
Examples from popular movies, television, literature, and music, according to the author, characterize the evolving psychological, sociological, and political state of a nation. The book explores the relationship between racial and cultural groups in popular media such as Dr. Quinn Medicine Woman. Here also are new perspectives on mystery literature, the detective story, and twentieth-century mystery writers from one of the founders of popular culture studies.

Book Description
What exactly is it about murder that claims such a powerful hold on the American imagination? In this book, Sara L. Knox examines postwar America’s preoccupation with this act of violence. Demonstrating how American culture both consumes and produces tales of murder, Knox examines numerous relevant narratives—news stories, psychiatric testimony, legal transcripts, fictional accounts, and examples from the thriving literary genre of true crime.
In her approach to the telling of this cultural phenomenon, Knox draws on historical analysis and original research. She discusses such subjects as the continuing existence of capital punishment, the “sensational” American murderers Martha Beck and Ray Fernandez (aka the Honeymoon Killers), the connection between true crime books and romance narratives, and pulp murder novels of the 1930s and 1940s. Analyzing widespread interest in forensic psychiatry, sexuality, mortality, and the relation of gender to society’s reactions to murder, Knox refers to the early work of David Brion Davis, Bill Ellis, and Joel Black. While demonstrating how society’s focus has shifted from the act itself to the psychology of the murderer to the broader social forces at work, she discusses the writings of Willard Motley, William March, Curtis Bok, James Baldwin, and Kate Millett, among others.
Full of anecdotes and insights, Murder is a lively meditation on American culture that includes not only close critical readings of individual texts but also everyday matters of murder’s meaning. It will interest those involved with American studies, cultural studies, and true crime accounts.
Customer Reviews:
Unpacking True Crime.......2003-08-16
Knox elegantly maps the connections between murder as event and its subsequent translation into narrative in American culture. Her intellectually rigorous study is framed by a poignant narrative of her own impulse to tell the tale of murder. A must buy for those interested in Cultural Studies, narratives of violence, or in scholarly true crime.

Book Description
Perestroika and the end of the Soviet Union transformed every aspect of life in Russia, and as hope began to give way to pessimism, popular culture came to reflect the anxiety and despair felt by more and more Russians. Free from censorship for the first time in Russia's history, the popular culture industry (publishing, film, and television) began to disseminate works that featured increasingly explicit images and descriptions of sex and violence.
In Overkill, Eliot Borenstein explores this lurid and often-disturbing cultural landscape in close, imaginative readings of such works as You're Just a Slut, My Dear! (Ty prosto shliukha, dorogaia!), a novel about sexual slavery and illegal organ harvesting; the Nympho trilogy of books featuring a Chechen-fighting sex addict; and the Mad Dog and Antikiller series of books and films recounting, respectively, the exploits of the Russian Rambo and an assassin killing in the cause of justice. Borenstein argues that the popular cultural products consumed in the post-perestroika era were more than just diversions; they allowed Russians to indulge their despair over economic woes and everyday threats. At the same time, they built a notion of nationalism or heroism that could be maintained even under the most miserable of social conditions, when consumers felt most powerless.
For Borenstein, the myriad depictions of deviance in pornographic and also detectiv fiction, with their patently excessive and appalling details of social and moral decay, represented the popular culture industry's response to the otherwise unimaginable scale of Russia's national collapse. "The full sense of collapse," he writes, "required a panoptic view that only the media and culture industry were eager to provide, amalgamating national collapse into one master narrative that would then be readily available to most individuals as a framework for understanding their own suffering and their own fears."

Customer Reviews:
Very Helpful.......2002-03-16
I couln't beat more than 3 games with the guide i beat all of the scenarioson the first try. You can't have roller coaster tycoon with out the guide.
More of a handy reference.......2001-12-13
Rather than providing a multitude of new insight into the game play of 1999's best selling game, this guide offers lists and hints for the scenarios, rides, and features. This book would have better recieved if there hadn't been more active user groups with their own game hints. For what it is intended, the book is thorough enough to be of sufficient benefit for those who either are new to RollerCoaster Tycoon or just plain like anything published about RCT.
There are some section detailing good strategy choices regarding placing ride lines and other items like janitors around the park. These sections are pretty good. The sections which detail the scenarios and how to win them are a little more vague. A better choice here would have been a discussion of how to get the most people to remain in the park or how to go about raising park values in general.
The other thing which stands in the way of a strategy guide for RollerCoaster Tycoon is the availability of cheater programs for the game from third parties. This book does well enough as a strategy guide but is reduced by largely external factors. In short, this book is mainly for the enthusiast who wants more RCT.
A LITTLE HELPFUL.......2001-06-07
I agree with hotrod4x5 and not those that gave this book 1 or 2 stars. This does help you improve your rollercoaster if it's to intense for your guests. Another one is how to build better queues. The advice in this book keeps repeating almost in every page one like you should never put food stalls near an intense ride. The rest is information you already know. It helped hotrod4x5, it helped me, and it should help you. Go buy it!
Ignore The Naysayers.......2001-06-07
I fully agree with hotrod4x5. This strategy guide does help you improve your rollercoaster if it's to intense for your guests. Another one is how to build better queues. The advice keeps repeating almost in every page one like you should never put food stalls near an intense ride. The rest is information you already know. This book helped hotrod4x5, it helped me, and it should help you. Go buy it!
Good book to help you get started..........2001-02-20
People have really bashed this book, so I thought I would give my 2 cents. To say the book is not at all helpful is mis-leading. Indeed the book is shallow, but it does offer some good advice that anyone playing the game would benefit from.
IE.: When should I use an entertainer? The book tells you.
IE.: How can I make my roller coaster start above ground level? The book tells you.
IE.: My roller coaster is too intense and no will ride it, how do I fix it? There is more, useful, helpful advice.
Ok, yes you could figure this out eventually after playing the game, but the keyword is-eventually. Get the book, find out now.
The bad part: The editor did a poor job, there are typos and grammar errors, but these can be overlooked. Some of the advice on how to beat certain scenarios is virtually useless, just repeating the same advice over and over.
Do you like the game and like to read? You should like the book. Perhaps the bashers don't like to read and wanted the answers simply listed in a Q&A style, I don't know.
It helped me, it can help you, go ahead, get it.
I would have given it 4 stars without the grammar errors.

Customer Reviews:
Great book.......2007-03-22
Ok, my written english isn't good at all, but I'd just wanna say how much I love this book. I have been studying html and css for some time now, and I already knew something when I bought this book, and what I think great about it is that it's so detailed about how the things work in html, xhtml and css that it's like if I was learning everything from the beginning again, but this time knowing exactly what I was doing and why.
Well, that's it.. sorry for my english.
For both beginners and experts.......2006-06-28
I've taught HTML and e-commerce at the university level for about a decade now. This book is the best I have found. I use it as my personal reference. I require it for my classes.
It covers the essentials. It gives clear examples. It is organized in a logical order that works. It can be used by someone who has never tried to build a web page, and also has enough 'meat' so that those who have been building pages for years can find useful information and tips throughout.
I just wish I could find books on some of my other subjects that are as well written and organized as this.
Ok.......2006-03-24
This book is ok. I had to get it for a class. The writing is alittle hard to follow, but it is a good reference.
Great for beginners.......2006-03-22
I purchased this book to use in a class I was taking. I had no prior knowledge of HTML, but this book does an excellent job of introducing the reader to designing web pages. I found the chapters very easy to follow and the exercises were kind of fun as you got to practice what you just read about. I highly recommend this to anyone wanting to learn HTML.
