Real estate broker, licensing instructor, and investor John A. Defining wealth as "automatic income streams that are independent of your personal labor, and that are sufficient to maintain your chosen individual lifestyle indefinitely," Beginner's Guide to Building Wealth Buying Houses proves especially valuable to readers who are relatively new to real estate. While buying properties with intent to turn them around and resell them - "flipping" - is covered, Michailidis stresses that this form of real estate investment requires expert-level knowledge of local market conditions, and that and ordinary people can easily get burned. This is an excellent book for beginning - and even seasoned - investors.
I've been a real estate broker for 29 years and know a thing or two about real estate investing. I try to keep abreast of all new books that come out on the subject.
Most real estate books are complicated, full of formulas and lots of theory. Some are so dull you can't get through the first couple of chapters. The author of this book writes in a very easy-to-read, conversational style.
I found the investing method in this book to be sound and easy to implement. It's not about making a million bucks in a couple of months like so many other books on the market today. It's a very safe, low- risk system that can slowly but surely lead to wealth. In my opinion it is a great way to invest a portion of one's IRA or pension plan - in real estate instead of just stocks.
If you are new to the world of real estate investing, I would certainly recommend making this your first book on the subject.

I read this book cover to cover in a single day. I could not put it down.

Author takes a difficult process and makes it so incredibly simple. Obviously there is homework involved, but even that is laid out for you in an easy to follow process. I can see real evidence of the author's e-myth style of setting up process and making the system do the work for you.

If you are looking to start investing in real estate, like we are, this is both the push we needed to jump in and the safety net of someone else's experience rolled into one.

Don't let my title fool you, i thoroughly enjoyed this book in fact, i usually never write these reviews but felt i should share this with others as I've read every review before purchasing the book.

This is a very "easy" read, probably the fastest book that i remember completing. I loved how the author got very detailed into how to conduct the transaction from beginning to end. The only issue i found was that I personally do not live in an area where a "nice home in a nice neighborhood" costs under 200K. I didn't see the author provide any direction to this issue if this was the case for the investor. I also had a hard time navigating the website they mentioned at the end of the book and couldn't find how to order the forms from the CD online.

Still a great book and a must read !!!

This book was so interesting I could not put it down! Everything one needs to lease purchase property. The author speaks in great detail without confusing you and not over your head. Enjoyed it immensely.

As Weylman puts it "successful selling starts with successful prospecting." This book has remained a well-used resource for generating ideas for successful prospecting for my clients and for myself. With over 300 (well, 301) specific ideas for identifying, generating, cultivating and maintaining prospects, this book could be overwhelming and unapproachable. However, Weylman has organized these ideas in six articulate sections and 18 thoughtful strategies that allow the reader to understand the theory behind the ideas and thus shape them to best advantage in specific situations.

I highly recommend this book to people who need a solid "block and tackle" approach to filling up the sales pipeline.

In 2005, I had the good fortune to meet Scott Primiano and begin an incredible journey - both personally and professionally. For our business (a risk management consulting company), Hard Market Selling has transformed the way we do business... It showed us how to properly develop referral opportunities and cross sell. It described a structured and logical approach to delivering Value Added Services, and brought us the ability of "Priority Management," so that we were spending our time on what is titled as "High Payoff Activities." However, the results speak for themselves. As a company we increased our sales by 250%, and we're on our way to similar growth in the years to come. Hard Market Selling is a must read for anybody in the Insurance Industry. By far the best book that I have ever read regarding the ins and outs of selling and servicing a book of business. Scott knows his stuff! The book is very specific and offers usable tools, techniques, and strategies for production, differentiation, retention, and providing value.

It's about time someone wrote a DEFINITIVE book on sellng Porperty and Casualty Insurance in a tough marketplace.

But hard or soft market aside, Hard Market Selling is a "MUST" book to read, hold, refer to and distribute to anyone in the sales business.

We've referred it to our 2500+ insurance agency force...and will keep on doing so, no matter the difficulty of the marketplace.

It is purely and simply the best book I've ever read on selling in our industry...or any other for that matter.

Being an insurance sales professional I am always looking for anything that will give that edge to increase sales. With today's advent of no-call plus competition from banks and other agencies "peddling policies" us real agents must strive harder in order to compete.

However this book offers no help at all. It is a scant 63 pages total with only 52 of that being the book itself. Even then the type is large, the margins overly generous and most of the backside pages are blank. It is in effect 27 one page chapters on the most basic of tips.

Chapters include: Form relationships built on trust, hold meaningful meetings, diversify, get help when you need it, prepare for objections, etc.

If you have read any sales book in the last 20 years you will find Nothing new here.

I bought my copy used for 3 bucks and even then it was a ripoff.

If you want some real guidance go with Ben Feldman, John Savage, Sid Friedman, or the Kinder Brothers, not to forget Frank Bettger.

This one is a waste. Good success selling.

    The book does a very good job of surveying the literature on semiparametric methods for modeling choice. This is an important field, and is not well covered in other textbooks. Of course the book requires some sophistication on the part of the user, namely a graduate level backround in econometrics.

      I LOVED this book! It was funny, heart-warming and refreshing. I couldn't put it down. I loaned it to a friend who read it cover to cover and returned it in less than a week!

      Becky Freeman is a REAL mom with lots of stories to share that every woman can relate to and laugh with. She has a wonderful sense of humor about herself and her hilarious situations. Yet, she is inspiring in many ways. This is the fourth book I have read from this author and I am collecting as many as I can--as fast as I can!

      While this book has some good recipes and quotes, the stories that Freeman tells of her friends are not what I was looking for. It would be interesting to read about different types of friendships, not one woman's account of going to the movies with so-and-so and every detail that happened. I was disappointed.

      I had never liked coffee or cheesecake until it was served up with fanciful flair by gourmet
      humorist Becky Freeman in her delightful book Coffee Cup Friendship and Cheesecake Fun.
      Without the calories or caffeine, Freeman captures the sweetness and stimulation that only a
      good, strong friendship affords. This queen of Christian comedy always has something
      delicious perking in sometimes silly, often sensitive true vignettes, where her own life usually

      4 out of 5 stars Cultural kaleidoscope of a neighborhood caught on the cusp of conversion.......2007-08-22

      Mark Kurlansky, author of best-selling non-fiction niche histories about Cod, Oysters, and Salt, tackled this fiction work, that integrates his Lower East Side upbringing and love of pastry, early on in his career. My version was an audio rendition, narrated by a Broadway actor whose name I can't recall, who really provided color and atmosphere to the reading.

      The story revolves around a middle-aged Jewish man and his family, who have lived in the neighborhood for several generations. It's hard to say exactly what the plot is; as I reflect on it, it seems mostly to deal with the man's guilt-ridden affair with a German baker's daughter. Also prevalent, plot-wise, are: a dilemma about selling the family business as the neighborhood grows and becomes more expensive; the travails of a Dominican (or is it Puerto Rican?) trying to get out of the drug business; a murderer stalking the local ATM machines; an uncle's search for the German baker's nazi past; and more.

      I was impressed with Kurlansky's intimate knowledge about the neighborhood's ethnic cultures and characters, many of whom must have been far removed from his own American/European background. I lived in the neighborhood during the same period, and he brought forth here vivid details about people who I saw but interacted with only superficially. This seems to me to be the triumph of this book: its wonderland mix of ethnicity, whose unique apsects Kurlansky makes vivid. Stamaty's chaotic cover really nails this aspect of book, and the virtuoso narrator's uncanny & subtle characterizations in the audio version make it a listerner's delight.

      Unfortunately, this may be the book's downfall too, as there are so many characters that I became confused... and with all the plot lines, the book loses any natural trajectory it might have had if Kurlansky had focused on fewer characters and plots. I might not have finished the book had I not gotten the audio version. Still, I enjoyed it, thought it illuminating and interesting, and certainly an accurate and heartfelt portrayal of a neighborhood that has, sadly, greatly changed since the 1980s.

      a book for New Yorkers - if you're from there, currently living there, once lived there, you will recognize the territory. Otherwise it will all be Greek to you (pastries aside)

      I listened to this book on CD while driving, and I was often laughing out loud at some of the language and characterizations. Unlike one of the publishd reviewers, I found enough story to keep me attentive; and even if I hadn't, the characters, the talk, the absurdities were worth listening through all 11 CDs. I miss the neighborhood already....

      I read this book and was pleased to find a fantastic jumble of characters, philosophies, and pathos. Each character, even the "bad" ones, is treated humanely by the author. The last moment of the simpatico culture of this New York neighborhood in the late 1980's is captured joyfully.

      On at least three occasions during my reading of this novel, I found myself in tears. Not from sadness, but from joy at the beauty of Kurlansky's writing. I can't really explain this reaction, except to say that it is a perfect depiction of Manhattan's lower east side, and its inhabitants, at the end of its role as the melting pot of immigrant culture, and the beginning of what it is today- the melting pot of American yuppy transplant culture.

      The time frame of this novel is the late Reagan period, when drug sales were an engine of economic development for many striving Caribbean immigrants, and something affecting the previous generation of Jewish immigrants' scions. But this is merely one aspect of this multi-faceted mini-saga. Ultimately, this is, in the Seinfeldian sense, a novel about "nothing". But it's a vastly entertaining and engrossing "nothing".

      Not being conversant with Kurlansky's other works, I was slightly shocked at his post-conclusion chapter of recipes for dishes mentioned in the plot. I would normally avoid food-themed novels like the plague. However this one could work with or without the recipes or the loving (and lustful) depictions of pastry-making in the "plot". Foodies can consider this aspect as a lagniappe- non-foodies can stop there, and not miss a thing.

      Come one, come all and see before your very eyes how the 60s lives, once again! This book is for anyone who either missed or misunderstood the origins of discontent that led to the radical 60s in America.

      This book is not heavy reading. Cavallo masterfully locates the roots of American counterculture in 1950's child-rearing and popular culture as well as specific historical movements of the late 18th and the 19th century that made this brand of radicalism clearly American. Cavallo begins with an examination of popular child-rearing practices that he terms "the cult of security." The "cult of security" is, in part, a blend of post World War II parental determination to build character in their children based on a love of independence and fierce determination to succeed. This was a mid 20th century secular version of the 19th century Protestant struggle with individual "free will" and the external constraints of God's Kingdom here on earth. But what has this to do with social, cultural and political rebellion in the 1960s?

      Cavallo points out that in order to rebel against traditional forms of authority (SDS), to reconsider the structure and functions of the family (communes), and to reject mainstream art and music (rock & roll and street theater) is not to be accomplished by the faint of heart. For this kind of self-disolving and self evolving activity, character formation in childhood and early adolescence requires a blend of parental love, a demand for independent thinking and a fierce determination to achieve success. This is the stuff of strong ego formation-the glue that cemented a rebellious spirit to the harsh demands of emotional and physical participation in social unrest. Even that icon of moral childhood socialization, Walt Disney, reinforced this emerging independent spirit through none other than Jimminy Cricket who exhorted all children whao were watching to "always let your conscience be your guide." Some cartoon, heh. Ironically, while parents never wavered in their determination to provide updated soldiers for capitalism harnessing their children's independent spirit to hard work ala Bill Gates, what they got instead was sex, drugs and rock & roll in the persons of Timothy Leary, Jimmy Hendrix and Jerry Rubin! Trust Cavallo on this one, this was not what mom and pop had in mind.

      Cavallo's deft touch weaves together a tapestry of popular imagery from Parents Magazine, television's Marlboro Man and non-fiction from the Organization man to The Female Eunuch to disclose the soul of a new American manhood and feminism-- a transition from "McCarthyism" to the underbelly of "Camelot," 60s radicalism. Where other writers serve up moral platitudes and half baked opinions tagging 60s radicalism as naive, bizarre or a communist plot, Cavallo sheds light on how close the rebellion of youth was to mainstream values and cultural antecedents in the late 18th and the 19th century.

      Cavallo, for example, links rock & roll and street theater to mainstream values of hard work and professionalism. This synthesis would have even been tough for G.W. Hegel, but Cavallo succeeds nevertheless. In fascinating chapters that read like a tour guide, Cavallo takes us on a "trip" down a San Francisco street where we encounter the "Diggers," the pied pipers of street theater and street games. Stopping traffic, they hold up a big picture frame right in front of you to provide you with a "new frame of reference." Or walk with Cavallo into one of the Diggers "free" stores in Haight Asbury where, by definition, stealing is impossible. By the time that Abby Hoffman would write, "Steal This Book," the Diggers had already "been there, done that" nearly a decade before. In fact, these Shakespeare of the streets according to Cavallo, were even branded as too weird and excluded by more practical political rebels like the SDS. Did he say "practical"?

      Cavallo reserves his best insight for the chapter on Rock & Work. Unlike their popular image that Rockers are self indulgent, irresponsible, and morally bankrupt, Cavallo lets us in on a little secret through the personal letters of rock stars and through media interviews-Rockers worked hard, took pride in their work as professionals and fought for artistic integrity often at the expense of fame and moolah. Hard work and integrity truly lied center stage in 60s Rock & Roll exemplified by rock stars such as Janis Joplin. Joplin masked her middle class determination to be the best female blues vocalist through a regimen of hard work with a boosey-bluesy radical political interpretation of down-home Texas blues. Cavallo demonstrates that it was not only about hard work and professionalism. It was also control about who would control their own music and how to protect it from homogenization by the Robber Barons of the music industry at firms like Capital records. Cavallo examines these struggles through (among others)bios of rockers Neil Young and Bob Dylan--clearly rebels with a cause. But that's not all. Through other bios Cavallo gives us a glimpse of what really went on in the recording studios; continuing to emphasize the brutally hard won independence from musical commercialism through the eyes of Frank Zappa, Gerry Garcia and many other stars.

      There's more to come from Cavallo, however, who constantly takes time-out from his 60s tour-de-force to remind us of historical context embedding this decade in the political and social movements of the two preceding centuries. Turning to the origins of radical 60s political thought, Cavallo takes us back to the Constitutional radicals of yesteryear, the Anti Federalists, recovering their debate about the meaning of democracy and the evil inherent in the centralization of power in national government and placing SDS thought and practice smack in the middle. The American version of communal living and independent free will like all forms of life began in the water, in this case the waters of Walden Pond embodied in the social experiments of Emerson and Thoreau. Then there was the fashion statement of the 60s "do your own thing" ( if you recall, it wasn't always pretty and it didn't always smell so good). Appropriating the dress of the 19th century frontier-a combination of cowboys and Indians-from boots and stove-pipe Jeans to long-hair, headbands and fringed leather jackets, 60s radical chic came more from Tombstone than from the English dandies of Barnaby Street. Once again making sense out of nonsense to further support the origins of the frontier fashion statement, Cavallo cleverly merges history with the 1950s western craze that swept television from Gunsmoke to Bonanza. Even the TV show the Untouchables was a western with Italians replacing the Indians and dressing weird too. If ever there was validation that "clothes makes the man" putting on the outfit of a 19th century gunfighter (without the gun) produced a feeling of rugged individualism and rule by conscience the very spirit of 1960s radicalism.

      Finally, through the use of biography of 1960s activists, Cavallo explores the many contradictions that riddled 60s radicalism. For example, contrasting the struggle for male independence from the suffocating grip of a "straight" corporate career with their inability to see and to treat women's struggles for independence from men as equally important. Nowhere is the conflict of machismo and feminism more evident than in the mini-biography of Digger Emmett Grogan who befriended an Indian, left San Francisco and wandered off into the wilderness to commune with nature and to get back to his primitive self. While seeking to be the new man, Grogan consistently mistreated his girlfriend limiting her "new" experience to part-time maid and concubine, ultimately shedding her when she no longer suited his needs. In Grogan's quest for purity of purpose, he frequently overlooked the impact of his own behavior on others as he morphed himself into his new, radical desocialized self. Cavallo introduces us to other ultra weirdoes like Grogan's fellow Digger, Peter Coyote, but let me not spill all the beans. Buy this book, Grogan's big adventure alone is worth the price

            Web services provide the core functionality for distributed e-business applications using SOAP, WSDL and UDDI. These building blocks can then be orchestrated into a complete business process using BPEL4WS.

They do not, however, provide higher level control, such as which web services need to be invoked, which operations should be called and in what sequence.             This is a good book for those seeking an initial view of process and BPEL. The book covers the basics of BPEL profile 1.1, and until chapter 4 is a good resource of information. I don't like books that binds the technology to an specific implementation, and that's the case of the book after chapter 4, it binds examples to Oracle BPEL process servers (which I've already used in production and find it a poor implementation) and Microsoft Biz Talk (never used it). It would be much better if more real world examples could be provided instead of specific providers mechanisms for deploying, creating etc. This should be a readers choice, and the product manuals take care of that. I'm a great fan of the author, have read many of his books, this one had everything to be on my top shell, but, if only there was no more chapters after the 4th.

            There have been an entire bowl of alphabet soup regarding various kinds of distributed processing systems. All of them, in their time, achieved a certain level of usage. None of them has done much to change the basic way we do business communications. That may be changing.

            The development of the internet from a little system to exchange technical papers to a worldwide set of sites, all speaking internet protocol, have generated the expansion of broadband services all across the world from New York City to small towns in the third world. The basic ability of an individual to seek information has subsequently been expanded with XML so that information can be exchanged between computers of different types with different operating systems easily and without having to understand the characteristics of the computer at the other end. XML is a very open standard and it has some weaknesses. Enter BPEL to establish a set of standards, some common ways of doing things, and a generally more organized approach.

            BPEL servers have been developed by, and there are URLs to: Oracle, Microsoft, IBM, BEA, Sun and at least four open-source implementations.

            While this is a beginners book in so far as BPEL is concerned, it is presumed that the reader has some experience with XML, web services, and some kind of web services developent system such as J2EE or .NET.

            This is a response from the Publisher, Packt, in reply to the two reviews below...

            The code examples in the book have been written for the Oracle BPEL Process Manager version 2.x, which has been one of the few working BPEL engines at that time (2004, former Collaxa engine). In the mean time, Oracle BPEL Process Manager has been upgraded to version 10.1.2 and code examples required some minor modifications. New code examples have been available from the publisher's web site (www.packtpub.com). If Oracle BPEL Process manager is installed appropriately, code examples definitely work.

            Please notice that the 2nd Edition of the book is about to be published in January 2006. The 2nd Edition has been improved, particularly with the introduction of SOA and BPEL, and coverage of advanced features of Oracle BPEL Process Manager and Microsoft BizTalk.

            This book introduces bpel using oracle bpel engine beyond that this book fall short of introducing the bigger picture in terms of soa. the book also needs a revision. this book also suffers too much repetition and poor editing.

            The book really did a good job about introducing the BPEL Spec..saves much of your time from Google. Beyond that, the examples using Oracle BPEL Engine are poorly written and too confusing. After the first 3 chapters, the book chapters stretches in different directions and I doubt the editors/authors did a final review together. The code examples are not working ! This means ..I regret to say 60% of book is not worth reading.
