        5 out of 5 stars GREAT TEACHING/LEARNING TOOL!.......2004-05-25

I have been using this text for the last 2 years. It is truly "hands-on". It presents continuing exercises for multiple companies. It simulates day to day work activities as they would happen. Using this format also prompts both experienced and new learners to ask questions they may not think of. Both guided and independent exercises are provided. In the school environment, tests are also included for grading.

          Book Description

Today it seems like every dinner conversation revolves around real estate-buying, managing, rehabbing, or selling properties. Americans have recognized that investing in real estate can be a good way to build wealth, diversify their investment portfolios, and create financial security. Yet real estate investing isn’t a surefire strategy, and it isn’t for everyone. Making Money in Real Estate gives readers answers for many types of investments-single-family fixer-uppers, vacation properties, real estate investment trusts, raw land, mixed-use properties, condos, and co-ops. For each type, the author shows investors how to estimate the time, money, and work involved. Then she provides checkpoints (including financial tips and contract safeguards) to ensure that every investment is a good one. Janik also covers key intuitive skills that real estate investing requires, such as negotiating effectively and recognizing a good deal. In their love affair with real estate, Americans need guidance to make commonsense decisions, minimize risk, and maximize their profits. This powerful book will help them do just that.

5 out of 5 stars Fantastic - very good overview!.......2005-11-29

This book delivers a very level view of real estate. It gives you lots of positive aspects of real estate investing to keep you enthusiastic. Responsibly, it also gives you several of the pitfalls to be avoided when starting out in real estate.

I definitely recommend this book if you are new to real estate or if you have a few properties under your belt. You won't regret buying this book!

4 out of 5 stars realistic, but don't have enough technical and maths.......2004-06-10

well, with all the hype in real estate investment, the author took a more realistic approach. and this is good. real estate investment is not something we should rush in because it simply tie up the capital for a considerable amount of time. i like the author's realistic and pragmatic approach. but on the other hand, it lack the maths for illustration, which may help the reader to grasp the concept more solidly.. 4 stars.

          1 out of 5 stars Incredible.......2004-04-27

that a book about real estate (creating FINANCIAL independence no less), both residential and COMMERCIAL, and covers no math, no numbers. How can a book even propose to teach you about real estate and not tell you how to evaluate it? Real estate, or any investment for that matter, is ALL about the numbers. The numbers it does include are so basic, anyone who tried to buy an apartment complex or commercial property using them would be slaughtered.

4 out of 5 stars Great for the beginning investor!.......2001-01-16

This book does some things very well. It helps one decide whether real estate investment is right for them, it helps one to understand the benefits and/or drawbacks of investing in real estate, and it comprehensively describes the different types of real estate investments. Also, the processes and terminologies are all discussed in very understandable terms.

However, as with many real estate investment books, and perhaps understandably, it fails to go beyond the basics. If you are looking for a treatise on in-depth real estate investment analysis, this book probably is not for you.

With that said, it was a quick, fun, and inspiring read. I would certainly recommend it to someone is just starting out.

The material consists of actual cases, study outlines, simple market testing, working forms, work sheets, overviews and a check list for closing the sale and purchase.

It explains how to analyze the area, the site or building, the roads serving the property and the area, future growth, governmental planning for new roads coming which may influence the property value, etc. Every step, from approaching the owner on a cold call, to assembling the investors, to closing the transaction and being a money participant in the ownership of property. How the author tied up property with little to no "front money", or raised investment capital by forming large and small groups of investors.

Easy methods for everyone; licensed real estate brokers and unlicensed individuals alike. Workable scenarios used by the author that are not generally known to the public or the professional, all clearly within the law and the intent of the law. Things your broker will never teach you, if you are a salesperson and if you are not a salesperson, ideas and plans you cannot find through other sources.

            1 out of 5 stars Look Elsewhere.......2001-02-12

I have to say I was extremely disappointed when I received this book. It is anecdotal and appears to be photocopied and bound at a Kinkos. It is not 'instructional'. Reading it is like listening to your uncle rant about the few real estate deals he once closed.

"Drive around the property before buying it." and templates of lists of questions to ask real estate agents (such as "has the property been inspected?") and other useless and frustrating text left me with a bad taste in my mouth regarding this purchase.

            Buyer beware.

2 out of 5 stars Try another book !.......2000-09-17

I am relatively new to the commercial real estate industry, having purchased my first commercial lot just a few years ago. I was looking to increase my knowledge and learn from others mistakes so I wouldn't have to find out what works and what doesn't the hard way. Overall the book had some good concepts, nothing great. The book looks as if the author just used a generic image from Microsoft Word and printed it out at home. I've prepared better-looking papers in college. If you are interested in the real estate industry try looking somewhere else. I think friends of the author must have written the other reviews.

5 out of 5 stars Wonderful guide for the layman.......2000-03-01

The inexperienced, as well as the very experienced may not appreciate the full benefit of this book. I feel the review criticizing the book and Amazon is a serious deterrent to others who wish to get started and make money in this field. As a beginner and after speaking with a professional developer and real estate person to whom I loaned the book, I found it extremely interesting and felt it contained many novel ways to make money with little or no risk capital. Those opinions were good enough for me. The book is constructed in an antidotal form to avoid giving the reader direct advice. There is no formula, exact method or given format in real estate investments. It is a creative field and without an optimistic personal outlook, it becomes obvious that any person with a negative and 'sour grapes' attitude would not be able to digest the material. Without this book, I never would have taken those first steps into what has become an interesting and profitable field. I highly recommend it to the expert as well as the layman. Any one suggestion can make thousands and thousands of dollars.

1 out of 5 stars Making Money in Commercial Real Estate.......2000-01-21

I give this one star only because Amazon does not provide an option for a lower rating. It was a TOTAL waste of money for me. Nothing but a bunch of feel-good anecdotes about how this guy made a lot of money years ago. I wanted something to tell me how to close a deal to buy a shopping center and to manage that property after that. This was one of the get-rich-quick lectures of no help whatsoever.

4 out of 5 stars Impressive, easy, and successful ideas that work.......1999-08-23

My goal is to be conversant with commercial real estate purchases and sales. The book outlines those formulas that makes it all clear and easy to follow when it comes to 'how to do it.' As far as I'm concerned, it turned a complex field into something I can understand and relate to as a novice. I never thought working in the commercial area of real estate could be made simple, but these methods clearly set forth all the elements needed to do it. It appears the results should be very gratifying indeed. Anyone who invests or intends to invest in real estate should read and re-read how it's done by another successful investor willing to share his knowledge.

              5 out of 5 stars A distinct (Southern) constitutionalism........1999-06-19

One effect of European Romanticism in America was the advent of a fictional account of the American Founding. Beginning c. 1830, many Americans, principally in the Whig Party, explained the American constitution as the work of "one people." Virginia, where the Jeffersonians and, later, the Jacksonians were dominant, remembered things the way they actually had been: 13 states had each ratified the constitution for itself on the basis of its own understanding of that document. In this book, Thornton Miller, whose title shows that he accepts the Whig account, explores the effects of Virginians' opposition to the _ipse dixit_ constitutionalism of John Marshall, Joseph Story, Daniel Webster, and their ilk. Despite Miller's mistaken suppositions, this is an excellent book.

The conservation of natural genetic variation is important not only for ethical and aesthetic reasons but to ensure that the Earth's living resources may be used even more efficiently and sustainably in agriculture, forestry, food production and other industries. In the past ten years there have been many advances in molecular biology that have provided a suite of powerful tools with enormous potential for the screening and evaluation of biodiversity. Molecular Tools for Screening Biodiversity was compiled in order to provide a comprehensive description and assessment of these tools. The book describes detailed laboratory protocols and analysis techniques and discussses how the techniques can best be employed to tackle different diversity problems. Also detailed case studies of techniques used in animals and plants which address different biodiversity problems are included. The book is divided into five parts. Molecular Tools for Screening Biodiversity is aimed at investigators with interests in conservation, population biology, taxonomy, evolution, molecular systematics and the industrial applications of plant and animal diversity.

                        Book Description

A "wiggler" is an insertion device used for spatially concentrating radiation for research purposes, and an "undulator" is a multi-period wiggler. Undulator and wiggler devices are inserted in a free straight section of the storage ring of the synchrotron. This book explores the radiation produced by these insertion devices, the engineering and associated beamline instrumentation, and some applications. The authors cover topics from a variety of fields, such as solid state physics, biology, biomedical systems, polarization modulation spectroscopy, optical engineering, and metrology. Their treatment of the subject will undoubtedly stimulate readers' interest in the many applications of insertion devices.

                        Book Description

In the tradition of Fannie Flagg, veteran storyteller Helen Chappell, acclaimed author of Giving Up the Ghost, presents a wry, funny, and poignant novel about two sisters, their dead mother, and a Chesapeake Bay town where anything can happen and frequently does.

Sometimes you have to go home again, even if you know the trip is going to be one from hell. When Carrie points her van in the direction of Oysterback, Maryland, her old hometown, she does it only because she has no choice. Her momma, the indomitable Audrey, has done the unthinkable: she's died. And it wasn't a neat little Oysterback death either. No, it happened in Florida and involved an alligator. But, then again, there was nothing conventional about Audrey, even in life. The same could be said for her daughter Carrie -- single, perpetually searching, and professionally adrift, she has become an expert at yard sales, sifting through the detritus of other folks' lives, then reselling it to shops that sell antiques and assorted "collectibles." Her sister, Earlene, considers Carrie a junk collector, but then Earlene has devoted her life to being conventional. Married with two boys, she has remained in Oysterback where she and her husband run the View 'n' Chew, a combination video store-sandwich shop.

Momma had lived by the notion that a woman is incomplete without a man and spent the years following her husband's death trying to be as complete as humanly possible -- in the process working her way through a whole parade of men. As best Carrie can figure, her momma's last two flames were Alonzo Deaver, the town's resident miscreant and a current resident of the state penitentiary, and Jack Shepherd, a college professor on the run from failure and boredom. Both had been granted carte blanche to crash at Momma's house whenever the occasion should arise (be it Alonzo's planned escape from prison or Jack's escape from his ratty little boat).

Once back in Oysterback, Carrie finds herself unwittingly caught up in a family drama of epic proportions -- including Earlene's resentment (which leads to a classic -- and very messy -- confrontation), a now-married ex-boyfriend's attempt to rekindle an old flame, her own attraction to Professor Jack, and a roiling stew of anger and grief over Momma's poorly timed passing. For while Carrie never expected to go home again, she naively believed it always would be there.

A Whole World of Trouble is a delightfully authentic comedy of Southern manners and an antic, frequently hilarious, pointed, and moving novel by a writer who knows the people and the world she writes about.

5 out of 5 stars A good read for a homesick Rock Haller.......2006-10-09

When I get homesick for Rock Hall, MD, I read Helen Chappell. She has the whole scene down pat: the speech, the truck beds, the humidity, the scent of salted eels, the VFD, the food, and the people. Only thing missing is the smell of a wet Lab. I suspect a good bit of Rock Hall is hidden in plain sight in Oysterback.

So yes, this is a relationship drama, but for me it is a trip home.

5 out of 5 stars This is a SWELL book!.......2006-08-12

I really liked this book, but admittedly I like everything Helen Chappell writes. This book was a lot of fun with a couple of out loud chuckles. It was the kind of read that you're sorry to finish - because then it's over - but at the same time it's too good to put down.

3 out of 5 stars MAYBE I WAS EXPECTING MORE ~~~~~~~~~.......2006-07-29

I DID enjoy this book; however, I maybe was expecting too much. I loved the characters, the conversations, the observations, the plot. I was just left wanting more from the book -- a deeper plot, more information, longer conversations, more detail --

Carrie was a good lead character and I loved her garage sale life style. Being an avid garage saler myself, I could really relate to how she described that life and the treasures she would find along the way. Very true and realistic!!

The plot was good, as stated in previous other reviews. The characters were believeable and true to life. I love books set in the South and this one was a good example of Southern lit.

However, this is a GOOD BOOK and shouldn't be missed. I will keep my eyes open for more from Ms. Chappell. She is a good author, full of potential.

4 out of 5 stars deep relationship drama.......2004-04-29

Junk picker Carrie returns to her hometown, Oysterback, Maryland on the Eastern Shore to attend her mother's funeral. Carrie and her sister Earlene have been at odds for years over lifestyles and even while trying to honor the dead they argue. Both await their brother Delmar to return with the ashes from Florida, but he is being detained by police for an incident at the airport where metal detectors were set off by their mom's urn.

Carrie is shocked to find Professor Jack Shepherd sleeping in her mother's bed. He explains that he normally lives on a boat, but her mother said he could use her house while she was away if he needed to for some reason. Her former boyfriend, the married Hudson Swann, also accosts Carrie. She clearly explains to Hudson that they are the past though she admits to herself that she wouldn't mind a future with Jack.

Though there is a dark comical backdrop, WHOLE LOT OF TROUBLE is a deep relationship drama that showcases family rivalries and lingering disagreements and disappointments. The sisters are a delight to observe fuss and fight while their respective descriptions of their brother paint quite a picture of him. Though some tension caused by "outsiders" seems unnecessary, fans will appreciate this no person is an island tale that emphasizes everybody needs somebody sometimes.

5 out of 5 stars A Whole World of Wonderful.......2003-05-19

Fans of Helen Chappell, rejoice! Oysterback, the delightful town on Maryland's Eastern Shore that was the setting for two earlier collections, has returned, as deliciously quirky as ever.

For protagonist Carrie Hudson, Oysterback is less than delightful -- it's her hometown and she left it behind her a long time ago. Now her mother's death has brought her home, home to deal with everything she thought she'd left behind her a long time ago.

By turns humorous and touching, A WHOLE WORLD OF TROUBLE is Chappell at her best.
